Here's an idea I've thought a lot about.
What if you created a Runhub in Central Park to aide runners and by doing so it could make more money for the city.
This building is not being utilized for anything right now. What if, you provided a place for lockers for runners and a hydration cafe. You could even sell merchandise from Central Park, NY has a strong running community NYers would love it. Sell merchandise, hydrating items, and gels. Sometimes visitors want to run the park but have bags and don't have shoes. This could make more money for Central Park. Just an idea. I travel from CT to NY all the time, I have no place to shower after a long run or a locker to leave my coat. Services you could provide and people will pay for. Just an ideas.
