My software company was headquartered here - Plaza America in Reston, Virginia, about 20 miles outside of DC.
At the time I was there, these buildings had ZERO vacancy. This was a hot location. The US headquarters for SoftwareAG, NVR homes, and a number of other well known companies were also located here.
The owners are now in deep trouble. 45% vacancy, CMBS debt in special servicing, with no principal paid down on $145M in loans and $20M in mez debt.
The owners are heavily leveraged, with maturing debt and low occupancy, and are now forced to try to beg for time.
NVR's lease is expiring next year, and Whole Foods is moving out. This is a terrible situation to be in.
Debt will kill you kids. Beware.
