A new bill introduced by New Jersey state Senator @NJSenTimberlake would establish a uniform rent control framework for the state, limiting how much landlords can raise rents.
According to the bill, landlords would be prohibited from increasing rents for existing tenants by more than 2% in a single year or by more than 4% over a five-year period.
For vacant units rented to new tenants, rent increases would be capped at 10% above the rent charged during the previous lease term.

Too much exposure.
Actively getting aggressive on other asset classes because of it.

Nothing is free in this world.
Lenders will always want to protect themselves.
So if you have shorter term leases, understand there will always be a backstop.
Recourse, cash flow sweeps, reserves.
The risk has to be dealt with in some way.

In an effort to compete, a lender created a multifamily only CMBS product with tighter spreads.
Then another lender followed.
Now multiple lenders are offering the product.
And that my friends are how spreads compress.
Competition and the fight to win deals.
