🎉It took me 2 years but I DID IT! I grew up in a Catholic household. I went to Catholic School from K-12 & very rarely did I ever miss Mass (Church). We read chapters of the bible in school & at Church, but looking back on it, I was reading the words off the page but I wasn’t “reading and living” in the word. In my 30s, I found my way back to Church after putting my spiritual life on the back burner to my human/physical one in my 20s. I would read a book authored by friend’s mother who went through an absolute travesty & her faith got her through it. Her husband was in serious financial trouble with investors ($20M ) & took his own life. While she could have lived off his life insurance and assets he protected for her and her 3 children, she paid back every last penny all while avoiding getting sued. "Give to Caesar what is Caesar's, and to God what is God's". Mark 12:17 Through her book she references how God showed up in her life & shared scripture. 💡Something clicked for me. I was already back attending church, but I wasn’t in the word. I went and bought a Bible ✝️ My Goal… Read it cover to cover in a year. I didn’t hit the 1 year mark as I would occasionally drift away. I started to realize when obstacles occurred in my life, I had been deprioritizing my relationship with my faith. I would then put my faith back in front & felt stronger with God by my side. I finished my Bible this morning. In my 40 years, I had never read it cover to cover… until today! It’s not a one and done or a checkmark ✅ but a new way of living. I have learned to eat whole foods verse fast foods to fuel my body, now it’s about fueling my soul as well ❤️ Not sure how many people will get to the end of this long winded post, but if you do I pray that you continue on your faith journey whatever that may be. 💟✝️💟 #christian #faith

Is a general home inspection is enough? Sometimes it's a No! 😳 My clients just went under contract on a $1M white-painted brick home!! It’s a beautiful home that has the potential to be an expensive problem…Why‼️ Not all painted brick is created equal. ✅Done correctly, painted brick can perform well for decades. ❌Done incorrectly, it can trap moisture, damage the masonry & create costly repairs. During the option period we brought in a masonry expert rather than relying on the general home inspector where this is outside their scope. He looked at: • The condition of the brick • Whether proper prep work was done • The type of coating / paint used • Signs of trapped moisture or deterioration Result? ✅ It passed The brick was properly prepared, coated with the right materials and showed no signs of underlying issues… (He did identify some normal home owner maintenance for the future.) ❤️ Takeaway ❤️ A general home inspection is critical. But on certain homes, the smartest money you can spend is bringing in the right specialist whether it’s a masonry specialist, plumber to scope the line, or an arborist to look at the trees lining your property. 🏡My clients are under contract on their dream home & more importantly, they can sleep easy on their $1M purchase. #Austin #austintx

🏆 The highest offer doesn’t always win! I just got buyer under contract in a hyper competitive Austin neighborhood where multiple offers with less than 2 months of supply is the norm! We won because we: ✅ Wrote a clean offer ✅ Told their story in connection them with the seller ✅ Gave the seller/agent confidence on our buyer’s ability to close The same strategy helped another client who is closing this week… We won b/c of the terms of our offer and the relationship we created. We also make sure to keep this consistent attitude through the sale and work towards a mutually beneficial closing. In a competitive market you’re not just submitting numbers but also a narrative and connection! #austin #austintx

Painted Brick…. I have avoided having a client fall in love with a house that has painted brick until now. I know what “google” says about what happens when brick is painted over the long term. Now who in the field knows if there is a way to properly do it? (Besides limewash) And if there is a way to check that it was done right…

Lake Travis sits at 668.58 Ft currently or 13 ft below full Last year, before the horrific floods & the dams were opened Lake Travis was ~47 ft below full and near historic lows. There were numerous homes on inlets/coves that had boat docks sitting on the rocks and were not selling. This is a reminder to know research the historical water level near any lake front homes. Barton Springs is one of the top tourist “must see” spots in Austin Tx! Yesterday, I took my son & niece! Thank goodness it was hot 🥵 b/c the water is a consistent 68 degrees🥶. Since it’s a natural spring, bring goggles because there is wildlife! 🐠🐢 🐟 Also… downtown views are PHENOMENAL at night! (Think date night) Heads up, though, they don’t allow anything other than water in a reusable container. No food and especially no alcohol. Also military / veterans get in Free! (All the time and not just on memorial day weekend) #austin #austintx

😳 $250 Sewer Camera Inspection saved my buyers $8K minimum repair! When you are buying a house, get a sewer scope. Every time!!! New build? Still scope it. Pipes replaced? Still scope it. ‼️The sewer line is underground. A standard inspection cannot see it & failures are not $300 fixes. They can easily be $5k - $30K dollar surprises. I have buyers under contract on a 1970s home in Austin. All of the pipes & electrical have been replaced & upgraded… no need for a sewer scope… WRONG! We found multiple bellies in the sewer line which are low spots where waste collects. To repair the line we have to move iron plan and go through a limestone retaining wall which will tear up landscaping OR tunnel. They were caused from trees growing above the line and pushed it down over time. 🔵 New does not mean correct slope. 🔵 Repaired or replace doesn’t necessarily mean everything was fixed. 🔵 Settlement, roots, and heavy equipment can wreck a line fast. On another house a previous seller had a receipt for cast-iron being replaced, but when it was scoped, there were still cast iron sections. Get the sewer scoped. Negotiate with proof. Sleep better. #austin

Visited my 81 yr old client that bought a house this year. She is a hoot… she regularly made jokes about how different warranties would outlive her 🤣 Today she told me to savor the time with my son today because before long he will “forget” my number. She said she has to “reintroduce” herself to her kids/grandkids…. 🥺😢 Call your parents, grandparents and the phone goes both ways… so call your kids!
