When you buy an occupied rental with seller financing, the tenant deposits, prorated rent, and the seller's unpaid taxes all credit to YOU at closing. That's how a zero-down buyer leaves with a check. More on this tomorrow.

Just got confirmation that we are buying a house for 82K, paid back over 10 years.
I honestly don’t remember what I offered for interest rate.
We are guaranteeing payment, but we get the property free and clear. It makes the cash out refi nice and it allows me to overpay for the house. So she can get her number.
This deal structure is exciting to me, what if I could do this on commercial multi family 🤔
