IT guy turned landlord. 120 apartments with my wife and sister, most seller financed, many with $0 down. I post every deal with the closing statements.

I just bought $280K of real estate with $0 down. At closing, the SELLER brought $9,140 to the table. I left with a $1,221 check. This is not a typo. Here's the structure: (thread)

I met one of my sellers in the checkout line at a hardware store. Everyone in your life should know what you buy.

The plan for the buildings: nothing fancy. Ride as-is. Light cosmetics as tenants turn. Let rents, debt paydown, and time do the work. Boring buildings, creative structure. That's the whole business

Most people save for years for a down payment. Sometimes the building pays you to take it. Terms exist in every market. Follow along. Real deals, real numbers, documents included.

"Must be nice" is the most expensive sentence in the English language. The people saying it about my buildings drove past the same for sale signs I did.

Here’s the $60K 4 unit. Downstairs apartments are about ready! Staining the trim next! Gross rent should be around $3,600 per month. Property is currently free and clear. Itching to leverage this as much as humanly possible when finished!

When you buy an occupied rental with seller financing, the tenant deposits, prorated rent, and the seller's unpaid taxes all credit to YOU at closing. That's how a zero-down buyer leaves with a check. More on this tomorrow.

What's actually stopping you from your first rental? Money, fear, time, or knowledge? Honest answers only. I'll respond to every one.

Bought a 5-unit drug house nobody wanted. $102K, $0 down, 0% interest. Eight months later I refinanced and pulled out $186K. Tax free. Still own it. Still cash flows.

Just got confirmation that we are buying a house for 82K, paid back over 10 years. I honestly don’t remember what I offered for interest rate. We are guaranteeing payment, but we get the property free and clear. It makes the cash out refi nice and it allows me to overpay for the house. So she can get her number. This deal structure is exciting to me, what if I could do this on commercial multi family 🤔
