Most of it happens long before anyone sits at the table.
This aligns with what we have seen the last few months.
Big uptick in commercial activity due to loans from 2021 maturing. Loans from before 2021 that have previously been extended now are coming due and need to refi or sell.
Fewer CRE loans are being extended, and more are moving toward resolution, whether through refinancing, asset sales, restructurings, or defaults. For CRE borrowers, the era of āextend and pretendā is giving way to āresolve or reset.ā

As @odetakushi explains in her latest analysis, First Americanās Real House Price Index is indicating that easing mortgage rates and modest affordability gains are nudging more buyers back into the market, with mortgage applications up 8 percent month-over-month and 19 percent year-over-year.
Still, many homeowners remain locked-in by ultra-low pandemic-era rates, keeping inventory tight. So, whatās moving the needle? The inevitable milestones of life ā marriage, growing families, job changes, and divorce ā continue to drive housing demand even in challenging conditions.
The takeaway? The road back to a balanced market will be gradual, powered less by speculation and more by necessity.
