Turned down an ED1 listing today. Seller wasn’t open to realistic pricing. Watched another property I advised on get listed 40% above my opinion of value by a different agent. Truth: Overpriced land deals won’t sell at that price. They sit, go stale, and end up selling for less if they decide to sell at all. Work with someone who’ll give you honest feedback and a strategy that actually works. Protecting your time and equity matters.

Been seeing way more joint venture deals getting done in this market lately. Owners and developers are getting more creative. JV structures are working really well right now. We are actively working through several of these and know how to structure them so it's a true win win for the owner and the GP. Just brought one to market at 6819 Variel Ave in Canoga Park right in the middle of Warner Center. 9,003 SF site zoned with no height limit and 4.5 FAR. When it comes to LA Development Standards: AI helps, but you really have to read for yourself to know what to ask and how to ask. As a side note, finally had time to read through the new LA zoning code that's rolling out starting with the DTLA 2040 plan. It's great that a lot of areas are getting upzoned (though I've heard of a few that are negatively affected), but it would be fantastic if we didn't have to read an entirely new set of code or other legislation changes every few months. It feels like every BOV presents a new 10 page document for me to read, fully digest, and figure out how it relates to other 10 page documents and the property itself.
