West Bengal was perhaps the only state where the erstwhile TMC Govt constituted a RERA Working Committee with 4 builders & not a single homebuyer representative.
One can only wonder whose interests RERA was really protecting.

Yes, buyers should get legal vetting done. But what’s the use when builders won’t change a single clause, no matter how unfair it is? Regulators were the only ones who could have stopped this, yet they remain unconcerned — for reasons everyone understands.

Surprising and sad that a former regulator treats such a serious violation of homebuyer rights so casually. If even after admitting the problem the answer is “it will go away eventually,” then what is the purpose of RERA?
Letting old habits continue is not what the law says.

बिल्डर एकतरफा Agreement इसलिए बनाते हैं क्योंकि उन्हें किसी का डर नहीं है। उन्हें पता है कि उनका कुछ नहीं बिगड़ेगा। सच यह है कि Model Agreement Rules और General Rules—दोनों ही RERA के अनुरूप नहीं हैं। आज भी BBA एकतरफा, extractive और unfair trade practices से भरे पड़े हैं।

First, States diluted RERA thru Rules.
Appointed retired pet babus w/o domain expertise as Chairman/Members.
No monitoring, review, transparently or accountability.
Political bosses ignored the cases of nexus, collusion, corruption in RERA.
Even SC observations have no value.

Very pertinent points. SC has flagged these issues too, yet nothing seems to be correcting. Nexus at work — with RERA, without RERA. Ground reality no change - Reform only on paper.

It has no intent to help & protect homebuyers.
This is a universally known truth.

आपकी बात सही है। कई क्षेत्रों में सख्त कदम उठाए गए हैं, लेकिन बिल्डर सेक्टर में ताकतवर लॉबीज़ ने हालात बिगाड़ दिए हैं। यही वजह है कि घर खरीदारों की असली तकलीफ़ ऊपर तक नहीं पहुंच पाती। जब यह स्थिति स्पष्ट रूप से सामने आएगी, तो घर खरीदारों के हित में ज़रूर कड़े कदम उठाए जाएंगे।

I understand your situation. Even the strongest laws fail when enforcement is weakened by powerful builder lobby. That’s exactly what’s happening—every rule gets blunted on the ground. it's high time that information reaches @PMOIndia and Govt takes action.

Illegal possession agreements, waiving OC/registration—builders are doing whatever they want. This happens only when enforcement collapses. If homebuyers have to come online for help, it shows how little confidence remains in RERA.
