All love to Allen Morris. However, their design is because of Coral Gables design requirements. Below is an image of what they originally submitted, and it was quickly denied by the city and locals both due to scale and design.
Ponce Park in Coral Gables is gonna fit right in to the Mediterranean architecture seen all over the city. A breath of fresh air after all the glass towers I’ve been covering in Miami - 58 units - 11 stories tall - Completion: early 2028

🧵Crescendo (Update): Miami The 4th and final tower at the Link at Douglas, one of Miami's largest transit-oriented projects, has broken ground, following a $134m construction loan. The 37-story tower will deliver 392 apartments, from studios all the way to 3-bedroom units.

🆕302 SW Brickell: Miami It looks like Namdar is proposing a dual tower development in West Brickell, after recently proposing a tower similar in scale and design nearby. Both structures will rise just over 40 floors. Density is unknown. Image from their website.

Some news: -848 Brickell is looking like it's succeeding with leasing, with a new tenant for floors 43-48. -Domus may be planning its tallest tower in Edgewater. -Namdar is planning a dual-tower project in West Brickell.

🧵Florida Recently Passed Senate Bill 1434, What Does This Means for Housing? In late may, legislators passed SB 1434, the infill redevelopment act. The act has one goal: streamline the redevelopment of brownfield sites, which are properties that contain elevated contamination.

Admin approval means no lengthy hearings that could delay the project. In exchange, the developer must redevelop the property to be solely residential, and utilize the average density of all adjacent zoning districts that permit residential uses, or 25 dwelling units/acre.

🧵Model City Apartments: Miami-Dade Plans have been proposed for a 50-unit Live Local Act development near the Earlington Heights Metrorail station. 20 of the units will be studios priced at 120% AMI or below, with 10 of those priced at deep affordability of 60% AMI or below.

A lot of people are talking about HOA fees. For reference a condo sold at this time at Brickell House would've had an HOA fee of around 300-400, maybe even less.
