🚨Podium Villas: Would You Live Here? Podium villas are a unique concept where vehicle movement is limited to the stilt level, while the upper ground level is completely vehicle-free. The villa community in this video is one such example in Gandipet. Similar projects include Bridge Epsilon (Tukkuguda), Lansum Evana (Chevella and Vizag), while Lanco Hills Hanging Garden Villas was an early adopter of this concept. It's a love-it-or-hate-it design. Some buyers enjoy the vehicle-free surroundings, greenery, and resort-style feel. Others prefer traditional villas with a clearly defined plot and the feel of owning an independent piece of land. It has been 17 months since Godrej Madison Avenue launched in January 2025, yet the latest Google Maps image shows the project is still in the excavation phase. The project has been a big sales success for Godrej, with strong bookings and no funding concerns. Usually, developers complete part or most of the excavation before getting RERA approvals, so it is surprising to see excavation continuing for this long for this project. There were earlier reports of blasting work and complaints from neighboring plots, which could be one of the reasons for the delay.

🚨Why Can't We Have More Schools Like This in Hyderabad? Visited the first fully air-conditioned English-medium government school in Nalgonda earlier this week. The school was built and funded by Komatireddy Venkat Reddy (@KomatireddyKVR ) in memory of his son, at a cost of around ₹8 crore. I missed visiting it during my last trip, but this time I took some time for a short tour. Though the campus is not very large, I was quite impressed. The building is well designed, classrooms are air-conditioned, and the furniture and facilities are comparable to many private schools. I also met a few parents who were visiting the school with their children. They were happy that their son secured admission through the lottery system. Around 360 students were selected from nearly 4,000 applications, which shows the strong demand for quality government education. One parent mentioned that their child was studying in a private school earlier. Good infrastructure alone does not guarantee good educational outcomes, and it will take time to see the results. But one thing is clear: parents are looking for better government schools. While the government is investing in Larger format Young India Schools, I feel a effort should be made in Hyderabad to build multiple smaller schools as well. With the amount spent on various welfare schemes, building a few dozen high-quality government schools across the city should be possible. @revanth_anumula Education has become a major financial burden for families across all income groups in Hyderabad. More quality government schools can provide a good alternative and help thousands of parents.

Improvement happens one step at a time! By widening the nalas and creating better stormwater pathways into Khajaguda Lake near Biodiversity Junction/State Election Commission Office, the Cyberabad Municipal Corporation along with Traffic Police, HYDRAA and other agencies have significantly improved rainwater flow into Khajaguda Lake. As a result, despite heavy rainfall between 9:00 PM and 11:00 PM on 13th June(Friday), there was no water stagnation at Biodiversity Junction/State Election Commission Office and traffic flowed freely. To ensure a long-term solution and further enhance stormwater management, a permanent sluice gate is proposed to be constructed at this location.

Visited My Home Tridasa for the first time, as a friend of mine from the US asked me to help sell his flat. Very impressive project. Lots of open spaces, greenery, and low density (under 120 units per acre). The thousands of acres of permanent greenery from ICRISAT are a major advantage as well. Maintenance was impeccable. Surprisingly, the area felt less dusty compared to the Financial District and Tellapur, although that may change as development picks up. Here are some pictures taken from my friend's flat. My only disappointment with My Home, and even Aparna projects, is the slab height. At current prices, where most projects are approaching ₹2 crore and above, developers should consider making at least 10.5 ft slab height the standard. The additional premium would be worth it. Flat Details: • Tower 6, 26th Floor • 1,840 sft, 3 BHK corner unit • West-facing premium view flat Asking Price: ₹1.90 Crore (Fixed, Non-Negotiable) He booked the flat at a time when getting a Green Card was highly uncertain. Spoke to a resident who lives in the block facing the track. He mentioned that there is some noise when doors or windows are open, but almost none when they are closed. Regarding pollution and smell, it appears this was an issue back in 2024, but it has reduced significantly in 2025. Now, it seems to occur only on a few days during winter.

L'Oréal India has leased 89,628 sq. ft. of office space at Meenakshi Eco Park in Nanakramguda, expanding its footprint into Hyderabad’s growing GCC and office market. According to documents reviewed by RE Journal, the lease covers the 3rd floor of the development and has been signed for a tenure of 60 months, including a lock-in period of 36 months. The agreement was registered on 4th March 2026, with the lease commencing from 1st February 2026. The starting monthly rent has been fixed at ₹74 per sq. ft., with an escalation of 15% every three years. In addition to the leased premises, L'Oréal has secured a hard option on another 85,813 sq. ft. at Meenakshi Eco Park, providing flexibility for future expansion as it scales up operations in Hyderabad.
