Just over a year ago, we were demolishing a building to make way for our new development. I swept the building with a manager and went to get coffee for our operator as he unloaded the equipment. I put my drone in the air becuase demo footage is awesome, and they got to work. About four minutes in, I hear some shouts and waved off the operator. When I went for coffee, a homeless person entered the building and went to sleep on the floor, with his shoes next to him. He ended up walking out of the building barefoot but unharmed as the excavator took his shoes in its last grab. My heart still races when I recall that day.
I was telling stories to my twitter turned IRL friend the hilarious @financeguy725 yesterday. We agreed, mishaps make the world go round. Gruesome stories of extreme stupidity are SO entertaining. Golden hour amusement. First cold day of the year, heating faltered for 3 tenants. But, we'll just talk about Tenant #1. Tenant number 1 has about 25Ksf suburban office. Office has funny smell. HVAC contractor called. 30MPH winds. HVAC man is NOT going on the roof (because his ladder will blow over). Never fear, Tenant has an idea! 15 minutes later the fire department arrives. They are hooking up to hydrant when Tenant says, maybe you can just use your bucket to get HVAC dude onto the roof. And they did! A belt slipped, melted, snapped. It smells when this happens. Employees are not to return to the office until unit is repaired. Have we talked about the supply chain? No? Just in time delivery isn't quite what it used to be. Fingers crossed for a 5 day expedited delivery. (And yes, the spectators who heard the fire call on their scanners were utterly disappointed. No visible flames.) @CarolWalshReal1 I hope this cheers your day. @StudentRentPro - not a frat bro cutting down a tree for parking but not bad. @MarcSGilbert - it's not that time that the power company ran their power line through your second floor but it's entertaining! Office/retail/industrial landlords love to talk about how little management they have. They might be exagerrating. 😉

Don’t forget, the ubiquitous office job first appeared in all its glory about 100 years ago. Computers have been widespread for the past 30. Many of these jobs materialized as a result of the computer and simply did not exist prior.
What did an office job look like before computers or cell phones? People got to the office at 9am. There was just a desk there, and a telephone. What did they even do? I know there’s an answer to this. I don’t know what it is.

Here is an example of a Township that disregards due process and state law in the issuance of summonses. They take offense to my general unwillingness to plea guilty when I’m not guilty. Then we come to a plea agreement and they change the terms two days before the hearing on the plea deal.

We were so close to bankruptcy. 8 years ago we had to close a store that we were forced to buy for $1.8 million to save one of our other locations. If we didn't buy it we would have lost our strongest store at the time (due to a crappy landlord situation). The store we closed was losing $600,000/year after 3 years of giving it our best. It was cheaper to close the doors and continue to pay rent for 2 more years and let the lease expire vs keep it open. The loan for buying that store will be fully paid off this November. $34,000 a month in P&I 8 years 2025 will be a good year Glad we're still here.

I’m about to accept an immensely painful settlement offer on a zoning lawsuit (with stipulations). My hope here is to generate goodwill with the pertinent government bodies that will carry over to future land use applications. I truly hope the Township takes this as a peace offering. I’d probably have won outright at verdict.

Going to jump in and comment that blame is irrelevant here. When dealing with a/n difficult/irrational counterparty, principles go out the window. You negotiate for your optimal outcome and make sure you get it. That could have meant a few alternative outcomes in this case. 1. Tow the car a couple of feet and eat the cost. 2. Flash some cash for the food truck driver and pay him well for his trouble. 3. Bring the truck somewhere else, even in the parking lot. Don’t let him feel the need to leave at any cost. Let him feel that he “won” because here you took a big L when in comparison, any other outcome would have been a negligible loss. Deescalate. That is the key to negotiating.
