In Australia this is true -under reporting / testing for #combustible #cladding is remains rife. Builders not being held accountable for repairs. #Strata owners ignoring occupiers liability risk. Regulators under resourced to enforce compliance.

I’ve never claimed strata is utopia but it has a lot to offer owners , managers and developers and works pretty well worldwide

I suspect @MelbConstrucLaw could tell us that sounds similar to the position they gov got to over there -or at least it sounded that way when I went to a meeting of strata sites recently

Point taken @DanBruceUK getting a policy provider only came with a lot of hard work by our Building Commissioner and some radical law reform that is working well to improve burning standards and safety.

I’m not sure many warranty providers would dare underwrite UK new builds. We have a structural warranty policy but after 5 years and Ā£350k plus in legal fees it’s been impossible to claim against. It’s likely if warranty policies had to pay out the sector would collapse.

The Au bond scheme @martinboydlkp has been supplemented by 10 yr defect insurance - cheaper and more popular. Confidence is being restored based on this, an independent developer rating service, and more interventionist regulatory approach during construction.
All warranty schemes seem to have weaknesses and some have collapsed. The market is focused on price not quality. @MichaelTeys may also have information on the problems faced by the bond system introduced in NSW some years ago. Originally planned at 4% of the sales value

Less than 48 hours of wash up and hope is dwindling for the leaseholders reform bill to be passed before the general election. Best of luck to my UK friends who have tried so hard to rid the books of the draconian leasehold laws.

Leasehold is in its death throes. Stories like this one, of leaseholders publicly blowing the whistle against what they see as predatory behaviour by unaccountable entities controlling their homes, will run and run and run. Until a government has the courage to end leasehold.
