Curious what goes through someone’s mind during a 50-mile run?
I finished the race summary from my first ultra marathon. Check it out.

People call it a wave.
I thought it was a tsunami.
Now I see the whole world flipping upside down.
We will live underwater...
Engulfed in all forms of AI.
Some will have/find scuba gear.
The rest will be gasping for air.
Huh? Let's scrap the analogy:
Within 36* months, 70% of employees in America will strongly rely** on AI to perform daily business functions.
* 36 months is my conservative estimate
** I'm NOT saying "will be replaced by"
Prompt: Make an illustration for a hip, edgy tex-mex restaurant. Make sure the logo includes a taco, t-rex, sombrero, poncho, and sunglasses. The foods shown should be taco, lime, avocado, and a light beer.
Result: The Tex-Mex T-Rex
(waiting for a zoom to start... ☺️)
My first, undeniable signs of aging have arrived.
Age: 36
Symptom:
I can no longer make it through a full night of sleep.
One of two things is inevitable:
a) waking up to go to the bathroom
b) waking up thirsty and needing water
Even the best real estate operators need liquidity right now.
I'm raising a fund at Nectar to provide that liquidity to top operators. We do that through working capital loans and pref equity to real estate entities with low leverage, stabilized properties.
Experienced owners/operators/GPs need capital for things like:
- purchasing rate caps
- small reno/construction/maintenance projects
- pursuit costs (if not now, then soon!)
and tons of other flexible needs.
We've proven out a model at Nectar that allows us to provide this liquidity in a way that mitigates many risks for investors in real estate debt (like hard money funds).
- No refi or balloon payment risk (we are fully amortizing)
- No construction or lease up risk (we only work on stabilized properties)
- Minimized operator risk (require 3 years experience)
- Minimized asset price volatility risk (portfolio LTV is 47%, our last dollar)
If you are an accredited investor and would like to know more, my DMs are open.
We're also hosting an investor town hall this Wednesday. DM to be added to the invite.
Competence is how good you are when there is something to gain. Character is how good you are when there is nothing to gain.
People will reward you for competence. But people will only love you for your character.
Wanna watch a masterclass for using conflict and outrage to drive viewership?!
It’s painful (and impressive) to watch person after person baited into a conversation and fuel the algorithm.
Nick just keeps leaning in.

I added this deck to one of my rental properties.
I was able to take the rent up from $700 to $1200 per month. The tenant moved out but I rented it quickly at the higher amount.
This is the way you make more cash as a landlord AND make your tenants lives better.
Win win.
