ANYONE could make $20k per month wholesaling deals off Zillow working less than 4 hours per day. Here’s how: 1. Pick a major metro (ideally your back yard). You will want to target not only the city itself but also every county that boarders it. You may even want to also target the counties that boarder the counties that boarder the city. 2. Search for homes for sale in as many counties that Zillow lets you do at once. 3. Filter the homes so that you only see single families, townhomes, or multifamily. Make sure you exclude all new construction, foreclosures or bank owned, and for sale by owners (we only want agent listed). 4. Put the properties in list view (default is map view I believe) and then sort the list from lowest price to highest price. We will be making offers on ALL properties that need repairs, and all occupied rentals. 5. Click a property, go to the bottom of the property description and you will see who the property is listed by. Copy and paste the realtor’s name into realtor.com and you should be able to quickly find the agents cell phone. 6. Text the agent this: Hi (agent name), my name is (your first and last name), and I am an investor interested in your listing at (property address). Would (50%-60% of asking price - or if you know how to comp then give a real lowball) work for your seller if I am cash, but it as is, and close quick? 7. They will say no. Once they say no, respond like this: Fair enough! How much higher would I need to be at? 8. If they say you need to be at or around asking, tell them you wouldn’t be able to sadly, but ask if hey have any other deals currently or coming up. If they are nice then save them to a list of nice agents 9. If they come back with a price that is at least 20%-30% discount from asking, then you have yourself a motivated seller lead. It is now time to really comp the property or bring he deal to an experienced wholesaler/flipper who can comp it for you. 10. You’re not making the initial offers to get deals, you make them to uncover motivated sellers. Uncover enough motivated sellers and you will get them convert. Every 100 offers should bring you 1 deal roughly, with an average wholesale fee of $10k 11. When you finally find a deal that works, the realtor will send you the contract to sign. Sign it. If they ask for proof of fund and you are broke then go to doubleclose.com and get free POF in seconds. 12. Now that you have the deal, have an experienced wholesaler sell it for you. If you already know how to dispo it then dispo it yourself and keep all the bread. 13. 10 offers per day is 300 offers. This is enough to get AT LEAST 3 deals under contract. Likely 2 of those deals will close each month. 14. Follow up the next day with anyone who doesn’t respond to your initial offer. 15. Once a month text everyone on your nice agent list and ask if they have any deals coming up. Overtime this list will become very valuable as it grows. 16. Happy hunting

Health insurance is a scam. I have IBX and it seems when I use my insurance my out of pocket cost is either the same or DOUBLE than if I was just self pay. I legit have no idea why I am paying for it anymore

I think one of the smartest first hires you can make in wholesaling is a transaction coordinator. Specifically an American, who is a licensed realtor. Doing transaction coordination or rev push can really kill momentum. You will make more money if you just focus on getting and selling deals and NOTHING els

The money is NOT in the followup. If you have to follow up with the lead for MONTHS, by the time the lead is ready you’ll have so much competition that it will be a shit deal. 100% of my best deals required ZERO followup and were all very easy deals. “The money is in the followup” is 100% slop bs

I don’t get good deals from cold call every month, but I do get good deals from cold call every quarter! If you want to do deals consistently each month I think it’s tough to do that with cold call. Anyone who tells you otherwise is likely lying. I can only think of 1-2 operators I know that do well off cold calling alone. They both have 15 callers
