There are usually three funds: administrative (day-to-day expenses), capital works or sinking fund (big repairs and upgrades), and sometimes a special levy (unexpected costs). Levies vary widely. A block with lifts, gyms, or pools will usually cost more to run. Before you buy, check levy amounts for the past three years and whether there are big expenses planned.
