Deep reflection ‼️
#retwit is getting VERY boring…it hasn’t been epic since a prominent investor left the community
Ongoing posts over the past several years have consistently focused on grifters eventually destroying investor capital.
I think it’s time for a change 🤔
As someone who’s also frugal, I respect this mentality at his level.
Never heard of him until today…seems like he flies under the radar in the real estate world at his scale
#retwit what are all my fellow real estate folk building on Claude Code that’s applicable and relevant in the real estate space?
Any cool use cases? Whether it’s for Acquisitions, brokerage development, finance, AM/PM etc.
#REtwit - where is AI actually driving efficiency for you?
Leasing? Asset management? Underwriting? Reporting?
Share the highest-ROI workflows and agents 👇
I think we are at peak AI overload.
We all need to take a breathe and let everything digest.
Something new being released every day….something got to give
Any other landlords on #retwit using 'The Guarantors' for your apartments?
Just signed my first resident through them....hoping they actually pay out if a claim ever comes up.
Spoke with a few in real estate this week:
they say the days of long-term multi investing for big gains are over. Buying today is more a preserving capital play, not growth
Do you agree? Outsized returns still possible, but quicker buy/sell feels more ideal in this environment
#retwit developers - When was the last time a Multifamily development deal penciled for you (6.5% YOC minimum, including financing costs)?
Be honest and please name the market and project size….if anyone is making deals pencil in NY/NJ/CT - feel free to discuss :)
REtwit - what are all of you working on right now? any development, acquisitions, renovations?
where do you see opportunity in this current market? are things picking back up?
Interesting piece from @wsj
“At the NY based VC firm Primary Venture Partners, Rebecca Price said she’s encouraging CEOs of the firm’s 100 portfolio companies to think hard about every hire and whether the role could be automated.”
And I thought RE firms ran lean pre AI days…
Residential leasing agents in NYC really don’t give a sh*t….
If anyone is in the market to rent an apartment just beware that most brokers don’t answer the phone, barely respond to your emails, never call you back and don’t even communicate with you to confirm open house…🤦🏻♂️
You’d think that your profession as an agent/broker is to be as responsive as possible and be on standby most of the time to rent apartments and follow up etc.
I’ll never understand how professionals don’t call or text back serious inquiries
