There is no density so gentle that nobody will mind the change. NIMBYs fear all change. If you are a gentle density supporter you need to forcefully articulate the benefits of allowing gentle density, and not just on paper but enough to get it built at meaningful rates.

This is about a year after #yxe did the same thing while also eliminating minimum parking requirements.
My column tomorrow: On Friday, Winnipeg became the latest North American city to effectively eliminate single family zoning, allowing 2-4 homes on every lot city-wide as-of-right. This will reshape our neighbourhoods over time, allowing more “missing middle” housing to be built.

Councillor Mayes argues that since the feds have let the city water down the HAF amendments so far, restricting more and more lots, then further restrictions should be in the clear. Zoning & land-use restrictions truly are death by a million cuts.
