This is the biggest crock of horse sh*t I've ever read. IMO. Reffkin wants sellers to list on Compass as "private exclusives" because then Compass will be able to double end deals. That's it. That's the reason. All this altruistic BS that "oh, we want to protect the seller from price drops and days on market!" is just that - bull sh*t. You will get the best price for your home if the most people see it. Period. End of. That's it. That is also what is in the best interest of the seller. In fact, I'd argue that it is the agent's fiduciary obligation to his or her seller to post the listing on MLS. Unless there is a clear and specific reason THAT particular seller needs to keep the listing private. That means listing it on the MLS, so ALL agents from ALL brokerages can see that home. Not just Compass agents. This isn't hard to follow or understand. All his "justifications" for Compass private exclusives are ex post facto excuses. And misleading ones at that.
