Since so many of you DM me on why I harp on why using an iPad exclusively is great for delegation, here you go: 1) Doing things on the iPad take longer, and frustrating 2) This forces you to think of efficient ways to distribute your work to others (your VAs) to do it for you, since they have better tools (a full fledged computer) 3) Deliberately restricting yourself helps build discipline to delegate the work, rather than do it yourself 3) Need a survey of properties, have your VA do it 4) Need to send out a contract - have your VA draft it and send it to you for review before sending out 5) Need to respond to emails, have your VA screen them and respond to them 7) Got off a call and need to enter notes on your CRM, have your VA do it This has enabled me to create systems, and templates and processes so things are easy to delegate and done correctly. Most importantly, don’t hire a VA that needs a lot of direction. Hire someone experienced and talented at handling things like the VAs we hire at @GetDigsy - who are autonomous, anticipate needs, resourceful and need little direction. A #CRE client reached out and said, what is something similar I can use besides: "Motivated Seller" ??? With a few Diet Cokes later, I replied: "Desperately Seeking Buyer" "Seller Needs a Vacation" "Seller Kids Now in College" "Moving on up to the East Side" Then I told him....... Probably should just stick with the Motivated Seller.....LOL

I’m always amazed on how people ask, “How do you build followers and an audience like you and Digsy Andrew? You have 17,000 followers on Twitter and over 12K on LinkedIn???” It doesn’t happen organically, I can tell you that. I don’t believe and don’t subscribe to leaving it to the winds to command my destiny. I want to identify a button I can press and pour kerosene on it. It’s simple. Give, give, get. When it comes to growing an audience, it’s simple. Become their audience first. Want more followers/audience. Learn that for every 10 people you follow, 4 follow you back. So if I’m an investment broker and want to grow my audience, I spent 80% of my day following people and 20% creating and publishing content. If I’m an investment broker, I can steal from my competitors, I can look up who’s following CREXi, LoopNet, Marcus & Millichap, Northmarq, etc and follow everyone that follows them. At the end of the week I could have 60-250 new followers. Then they get my content, and rinse and repeat. I obsviously don’t do that myself. I have my virtual assistant doing that.
