For anyone that bought multi family CRE from say 2017 on how do these deals look when we have to refinance or if you have had to refinance at new debt? A deal in 2019 at 4% at a 2019 basis now refinances this year at 7%. How do we cashflow or break even for the next 5?

Real estate 99% of the time is a long term investment based on fundamentals. Buying an office building for 80% less than it last sold for with other peoples money in hopes you can fill it 30% is no different than Vegas. It is a massive gamble. Others money and non recourse 🙏
