How did landlords suddenly get a 25% rent jump? Because of vacancy resets. RPZ caps (2% per year) protect sitting tenants. They do not protect you once the tenancy ends. When a tenant leaves, the landlord can reset to “market rent”. And market rent has exploded because we don’t have enough supply. So if someone was paying €1,600 and the new market rate is €2,000, that’s a 25% jump — perfectly legal. This isn’t an accident. It’s: • A rent cap design flaw • Chronic undersupply • Vacancy reset loopholes • Institutional landlords doing what the law allows You can’t cap your way out of a supply crisis.
