Look at this awfulness. A building with an asphalt moat of parking. This was the failed proposal for the south end. It repeats nearly every mistake in the books. If there's going to be any attempt to make PoHo more walkable and safer, this kind of design must end.
I would love to see mixed use development here. Great for surrounding neighborhoods and the hospital. Also no setbacks because that kills urbanism. But without changing or amending our code to something like @FormBasedCodes it will be difficult and too much red tape for devs
Zoning innovations, like @FormBasedCodes, are more flexible than conventional zoning and can remove barriers to the creation of affordable housing.

Are there provisions in the code that let you build a cottage court? If so, start with that. Here's one we did at the Waters. We excavated the rear lane & built up the court so these are all park-under. As for co-housing, call the main house a clubhouse. Might be legal now.
Chapel Hill / Carrboro would be an excellent sandbox for:
1 cohousing by right
2 pocket neighborhoods by right
In general, CH/C has been an absolute train wreck of planning - everything wrong about the industry is present there - but y’all have amazing cohousing. Start there.
