I flipped a few houses over the years whenever I talk to somebody and they tell me about a real estate deal I always like to bring up how I was part of a record-breaking real estate deal involving
@ZARA in NYC.
Even the tiniest part of anything is still a part. I did play my part.
I was talking about DTC to my friend
@hxfung73
He did the deal.
His grandfather came from China; he was a
@singersewinguk machine repair person. He was hard-working and intelligent.
After 4-5 decades, he had a sizable NYC real estate portfolio. It was a family business. Kids and grandkids doing work.
In 2009, we were at a property where he was involved. It was an exciting building, and it had formally been a famous lace factory.
We were trying to figure out…..or he was trying to figure out how to keep a 75,000 square-foot piece of real estate empty in New York City for seven years.
Seven years was a key number.
@OldNavy had the first floor of this building on Broadway at 503–511.
The second floor was vacant. The third floor was
@BathBodyNews New York City headquarters( yes, Victoria’s Secret is always in the background with me)
The fourth floor was one of the largest gyms in NYC
@NYSC
The building on Mercer Street had another ground floor below Old Navy. This was the home of the New York City annex of the Rock ‘n’ Roll Hall of Fame.
Harvey and I talked about turning the second floor into an event space; I would pepper him with my crazy ideas. We could have a nightclub, we could have a restaurant, we could have events, we could have weddings every day. I would try to do something else. I think it was about a month of me going down there every day unpaid until finally, he relented and said OK, why don’t you start working here? Of course, I always wanted to be a partner.
The Rock ‘n’ Roll Hall of Fame space suddenly became vacant weeks later.
I did a handshake deal with Sam(part owner of Kith) for 49 days for 700k with Sam’s
@projectshow
Conditions:
It was a floor rental, and he needed bathrooms and AC.
HARVEY agreed to make me a partner in the events business, and we started.
HVAC bathrooms: we didn’t have either. We got plans expedited, and within nine months, we were open. People are packing the massive space. Everyone loved it.
I know HARVEY had a good time with all this. If Harley was honest, I know he enjoyed himself, but he didn’t care about it too much.
He dreamed of holding those spaces vacant for seven years, having empty four floors of the largest floor plant in downtown Manhattan, and doing a massive real estate deal.
While I was renting space sometimes for a dollar a foot a day, I think I sold Space for 500 bucks a few times, maybe even 250. My hustling allowed HARVEY to focus on the big picture. I still remember the feeling of satisfaction even though I was not involved at the time; I had done my small part
Harvey closed the deal, breaking records in Manhattan real estate.
That’s not the only business we started up. I’ll tell you guys about the vegan event soon. That’s a doozy.
Anyway, Harvey is interested in DTC.
