So, I’m out here ‘dirt doggin’ for d/t’s and QSR retail pads in Northern Colorado.
This evening, upon leaving the gym headed home, I came across a new bannered fence announcing a ‘coming soon’ coffee concept.
Horrible location, especially given several other available pads in the immediate area.
Long spread between intersection to access the property.
Have to navigate ‘circles’ on either end for many patrons to access the facility on ingress/egress.
Sits out on the frontage of a big box store (not an ‘outparcel’ in the parking lot) but on the far side of their property with the ever annoying ‘swerves and curves’ that some genius Civil Engineer designed and the town approved.
This section of highway is an ‘acceleration zone’ out of town headed towards the Interstate.
The time it will take a customer to navigate the gauntlet to collect a beverage will likely be longer than the beverage collection action in and of itself.
When this location does ‘below market’ numbers, it will Not be because of the brand ~ it will entirely be because of the location.
