It looks like it’s out in the wilderness. Seems incredibly cheap for that many houses. And then there’s all the siteworks, utilities connections and so forth. I find these figures a bit hard to believe really.

The sub-base is prepped; Backfilling & compaction done ✅ Next is Anti-termite treatment. Thereafter it’s all about the layers: DPM, BRC mesh, spacers, then we pour concrete. 📐👷‍♂️ #Construction #GroundFloorSlab #SiteWorks #SiteUpdate #BuildMoldCrafters #ConstructionKenya

Good perspectives and not a bad alternative to using the funds for Sweetwater directly. That said, how much more work can they do on the site before committing to a design path (which comes with a deal)? And how much rework is at risk if they wait on a deal and keep siteworks going? With respect to your Sweetwater deal timing comment, how do you square that with these quotes from Feb-26 earnings? "We are in multiple advanced negotiations, and at this point, demand is not the constraint for us. The focus is on choosing the right long-term partnerships that support durable platform-level growth...We've had an ongoing dialogue on [Sweetwater] for 12, 18, 24 months with various parties. And as we've tried to reiterate, it, it needs to be the right deal...Having now absorbed the capital requirements associated with our Microsoft deployment, we're able to focus on converting a broader set of advanced customer negotiations into contracted revenue." It's time for @danroberts0101 to lay out a clearer vision for Sweetwater to the market. It's currently a 1.4 GW black box (2.0 if we count SW2) - is it intended for one customer? A multi-client, mixed use campus? What does realistic time to revenue look like so everyone can model it? Is energization in April or now "in Q2"? (The last one being trivially easy to address and frankly annoying that they haven't.) I've always expected more ATMs and more dilutive funding structures - Sweetwater alone (let alone rest of secured power portfolio) was always going to require a massive influx of both debt & equity. But for the relative size of that ATM, it is time to put some more meat on the bone as to the uses and for the direction of travel for Sweetwater specifically or the shorts will eat them alive by May if no further updates.

$IREN Sweetwater 1 Starts Siteworks On 2nd Tract After spotting the new building near Bull Creek last week, today we saw that @IREN_Ltd started to grade the ground of the tract on the other site of the FM611 as indicated by the arrow. Will we see the first data centers here? 👀

The rains are here. We thank God for the rains. Fieldwork is going to be nightmarish. Most siteworks are going to pause momentarily. Limited earthworks, Developers scared of the rain, Christmas around the corner, increasingly punitive investment climate in our country right now, among other compounding factors. We may enter a seemingly lean season. People hardly buy land around these festive seasons. Resources will be redirected to December festivities and January woes.

Preparing the warehouse grounds for a complete landscape transformation. Every great project starts with a solid foundation — leveling, clearing, and shaping the terrain to bring design to life. At Brims LLP, we don’t just build structures, we shape the spaces around them. Watch this site evolve from bare ground to a beautiful, functional landscape. #BrimsLLP #LandscapingPreparation #ConstructionExcellence #BuildingDreamsCreatingRealities #SiteWorks #LandDevelopment #SurveyingAndConstruction #viral

Can you believe this piping is over 40 years? We commence the repair of a piping system for one of our reputable clients. We observed this system has been installed and over 40 years and has encountered blockages in valves and flanges etc. A mild steel pipe blockage can occur for several reasons, depending on the system (e.g., water, air, oil, or process line). Here’s a quick breakdown to help you identify, understand, and fix it: ⸻ 🔍 Common Causes of Blockage 1.Rust and corrosion: Mild steel is prone to corrosion, which can flake off and accumulate inside the pipe. 2.Scale or mineral buildup: Common in water lines—especially if the water is hard. 3.Sediment or debris accumulation: Dirt, welding slag, or other particles trapped during installation or operation. 4.Oil or grease deposits: In lubrication or hydraulic systems, thick fluids can solidify over time. 5.Biological growth: In stagnant water lines, algae or biofilm can form inside the pipe. 6.Deformation or denting: If the pipe is bent or hit, the internal diameter reduces and restricts flow. ⸻ 🧰 Diagnosis Methods •Flow test: Compare pressure or flow rate across sections to locate restriction. •Visual inspection: Use a borescope or camera for internal examination. •Ultrasonic testing (UT): Detect internal buildup or wall loss. •Hammer test or tapping: Can identify sections with thick buildup by dull sound. ⸻ 🔧 Clearing the Blockage Depending on the cause: 1.Mechanical cleaning: Use a wire brush, pigging tool, or rod to scrape internal buildup. 2.Chemical cleaning: •Descaling solution (e.g., hydrochloric acid inhibitor) for scale/rust. •Degreaser or solvent wash for oil or sludge. ⚠️ Always flush thoroughly afterward and neutralize chemicals. 3.Pressure flushing: Use high-pressure water or air to blow out debris. 4.Pipe replacement: If corrosion or deformation is severe, replacement may be more effective. ⸻ 🛡️ Prevention Tips •Apply anti-corrosion coating or galvanization. •Use filters/strainers upstream. •Schedule periodic flushing or pigging. •Maintain proper flow velocity to avoid sediment settling. •Consider switching to stainless steel in critical lines.
