Seattle commercial roofing projects require more than installation. Understanding energy code requirements helps avoid delays, surprises, and costly rework. #EnergyCode #SeattleConstruction #CommercialRoofing #RoofReplacement #BuildingCode #TradeRoofing
As expected, permit activity has been extra busy this month, likely because of the energy code change coming up on June 30th. Perhaps the biggest increase is single family home permits, where we've already issued 116 in just 1 week. #codechange #energycode #permits

🧊 Uncomfortable Truth: Your Building Might Be “Too Comfortable” for Code Most people don’t realize this, but the energy code won’t let you be too comfortable. Section C302.1 of the IECC (as adopted in Virginia) sets the interior design conditions for HVAC load calculations, and it caps cooling design at 75°F. That’s right: if your building hits 75 degrees during peak summer, peak occupancy, and peak sun load… It’s not failing. It’s doing exactly what it was designed to do. Why? Because your engineer wasn’t allowed to design for 70 or 72. The code assumes you'll be okay at 75. Anything colder would use too much energy just for comfort. So the next time your office feels warmer than your home thermostat (set to 68°F), remember: It’s not broken. It’s by design. 😉 If you've ever called your HVAC engineer in an angry or demanding panic because the system "won’t cool below 75° during a heat wave,"... You might owe them an apology. (And maybe even a cold beer.) Engineers aren’t always able to design to your preference. They’re obligated to design according to the code first. #HVACDesign #EnergyCode #IECC #MechanicalEngineering #PermitZIP #BuildingPerformance #MEPDesign
