The fact that people continue to give engagement to dumbass tweets like this in 2026 blows. my. mind. People like Sahil have their team posting the same two dozen engagement-bait "thoughts" like this since 2020. It's time to move on???

80% of banks run on software from three vendors. None of it has real APIs. So when you need data out of your bank? You're the API. Downloading statements. Uploading NACHA files. Wrangling CSVs. @column fixed this

Fun surprise to see myself featured in a @multifamilydive article this morning! Shots fired at multifamily and bragged about how SFR has it mostly figured out. BUT, we have a lot to learn from them when it comes to property marketing.

7 shocking statistics from the 2026 PM Trends Report: 1) 27% of rental owners will FIRE their property manager over a $10k unexpected property repair. 2) 98% of your owner clients expect to be able to reach you after-hours at least some of the time 3) 70% of owners expect a call back within 30 minutes (you can forget "same business day"). 4) Our NPS score as an industry is just 32 for SFR owners. 5) 75% plan to use AI to find their next PM (is SEO done?) 6) 68% of baby boomers completely reject your use of RTMs/global talent 7) Owners believe the average rental vacancy time is 3 weeks. The actual average is 70% longer (5.1 weeks). That's just the tip of the iceberg. For more data and extended discussion on what this all means, join Jordan Muela and myself for the PM Trends Digital Launch this Thursday at 2pm ET! All attendees will receive a PDF copy of the report.

Given that nothing matters as long as you get attention, I've decided to pivot hard and take thumbnails very seriously.

"Dad, I want to be a paralegal." That's one of the first jobs AI is going to eat. Intelligence used to be the edge. Now it's adaptability.

Everything PM software companies figured out about pricing and go-to-market... turned on its head. The skills that got them here won't get them through. (full podcast on YT, apple spotify) @column

Great property managers make it look easy. Bad ones are always calling, firefighting, looking busy. Guess which one the owner thinks is more valuable?

Some PMs are building live dashboards that pull from their PMS, bank, CRM, and maintenance software all at once. Delinquency rates next to actual collections. Door counts next to cash. Most operators have never seen this. @column

Spent the end of last week in Chicago with Mark Ainly and we had a blast. Check this out - he built a mock apartment in the basement of his office where technicians can practice changing toilets, repairing drywall, etc. And he uses it for interviews as well! Pretty cool (and unique)
