HOT TAKE: post Katrina we should have put in place zoning/regularity/tax incentive structures so that everything along the river high ground got developed mid density, mixed use. While lakeview/gentilly/everything inland should have been disincentivized.

To add some clarity. By medium density, I’m talking no minimum lot size, no mandatory setback from streets, total freedom to build ADU’s Bellcurve of houses between 3-7 floors tall.

Equisetum Hyemale- aka β€œHorsetails” are native to Louisiana. They’re great because they’re so versatile. Place them in a BΓ©ton brut planter and your courtyard looks quite chic and modern. Placed in an old sugar kettle and it looks quite old timey.

Asphalt requires patching after a few years. After about 10-15 years an asphalt road ought to be replaced. (If mid-high traffic road). Bricks? You pull the brick up if you see a depression, put some sand/gravel & put the brick back: fixed
