Housing needs to be affordable and have increased supply. Here’s how we can get it without taxpayer subsidy. 1. 50 year mortgages- stop your virtue signaling. This isn’t for everyone but in fast appreciating markets it can build wealth instead of renting. I’m fine restricting them to first time buyers, buyers with 700 credit scores, or something similar. 2. Roll back building codes 30 years. Almost none of these new codes add value despite claims of “saving lives” or fire safety. Yet these things easily add 20-30% to construction costs. 3. Put a maximum timeline and cost on entitlements. Endless studies and reports add cost and risk and rarely turn up anything that wasn’t obvious anecdotally. 4. Put the human habitat first. Obscure bugs and rodents shouldn’t have any influence on housing approvals.

I’ve had a bullseye pellet grill from @recteq_official for 4 years and it’s been a nightmare from the beginning. Multiple calls to their (very nice and domestic) customer service for a variety of issues. I had a traeger for several years before and never had a problem until the day it stopped working. This recteq I even had to take apart and replace a component after multiple calls and attempts to fix it over the phone and they admitted that they had a problem with a circuit board or something. I should have sent them an invoice for my time. Anyway, I’m just over it. Back to traeger I guess but I really enjoyed the bullseye getting to 750 degrees (when it actually happened).

Iran take: trump doesn’t want to attack again but will likely have to. Iran has leverage. They aren’t as decimated as trump says. Any deal we get right now will be impossible to spin as a win. Israel and tons of politicians are calling for more war, I don’t know how he can avoid another attack to decimate Iran.

I’m trying to buy an RV campground but the seller wants a high price at an 8 cap and NOI that’s half documented with very unprofessional books and the other half is all cash with no bank deposits. She owns/runs it alone. We are about 30% off on the sale price. She came down on her ask already about 40% since last summer. Long way to go.

RV folks: how do you prefer to book your short term spots in a campground? Call, online booking through Campspot, Good Sams, etc? If the campground only books over the phone do you automatically rule them out?

Landscape fabric? Waste of money under a gravel driveway? I’m scraping topsoil to a decent subgrade. Maybe I’ll compact… maybe I won’t. But should I lay fabric down or will it not matter in a couple years? Aggressive weeds in the deep south.

If you drive an RV camper, is it a turnoff when a campground has more than 50% long term tenants? Like, more than 3 months and likely more than a year. If you want a short term camp site (about a week or less) do you prefer everyone in the campground to be in the same mindset?

Hey RV folks I’m evaluating a campground purchase. It currently doesn’t have a bathhouse but each pad has a septic connection. Do you prefer full hook ups no matter what, or would you rather have a nice bath/shower house with laundry and only have power/water on your RV site?

Evaluating an RV campground acquisition. 25 pads. Room for expansion. Textbook old school management out of a shoebox. With better revenue management could add serious value. About 50% of the NOI is cash off the books. No paper trail. I’m contemplating an offer with some type of “earn-out” but the seller seems to be holding on to a big asking price.

Trump might be posturing for walking away. It’s smart, he saves face and looks like the good guy. He posted about the big disconnect in the Iranian leadership/regime. Probably between the new religious moderates and the hardliners in Iranian revolutionary guard. Trump can say “I don’t want to bomb bad guys bc we’d bomb good guys at the same time. We don’t know where the leaders are and the people of Iran need to make their voice heard. I want Israel and the gulf states to increase diplomacy with Iran and work things out. Our military will remain on alert but pull back from the region to help decrease tensions.”

I voted for Trump 3 times. I don't regret it. But if he would stop talking sh*t and spiking the football every day then Iran would be a LOT closer to being resolved. Two completely different cultures. Heck, even some Americans hate trump for that brash, nickname making, egotistical New York attitude. Once you understand there's a LOT of that in NYC, it gets easier to tolerate (but you don't have to like it).

Havent done this in awhile... whats the national builder market like where you are? Any trend changes in takedown sizes or terms? Do they want finished lots? Paper lots? Home prices seem stable but absorption is slower than a few years ago in most markets. Do you think eventually prices will have to drop in your market? (Note: price drops dont mean market collapse)
