We said growth was coming. The Board didn't listen. The VSB closed Carleton anyway. One month later, thousands of new homes were planned, and our school is closed. I led the fight for Carleton and now seek to be elected as Trustee with COPE. Let's make some change in October!

Single detached is quietly becoming one of the only plays that still makes sense over the next 5 years… maybe large duplexes if you do it right.
We’re heading into a wave of gentrification in lower-end neighbourhoods. Watch places like Mission, Abbotsford, Chilliwack BC…. Land pricing right now is starting to look attractive for buyers who have been holding out.
You’ll see more subdivisions, smaller lots, tighter detached builds.
And if rents soften too much, a lot of landlords will just stop renting basements altogether, turn it into an entertainment area or guest suite maybe? We’ve seen that before.
At the same time, a chunk of new development is going to stall. A lot of these multi-fam projects just don’t pencil, so developing single detached won’t make sense either, so they will just have to wait.
The easy money phase is gone.
And hopefully young Canadian families will start having more kids too. 😆
You sure do inspire many in Vancouver with your theories of housing supply lacking.
I got zero beef with housing; except when you want to build housing where schools are being closed (Joyce Station) or downsized (Fleming Elementary) or under threat (Gladstone Secondary)

Parents should be outraged that money allocated for classrooms will now go to pay Beedie's legal fees, due to how incompetently @vsb39 leadership handled this (while paying their CEO @hemremmem over $470,000 in 2024/2025)! Outrageous.
The @VSB39 squandered MILLIONS that should have been spent on students by so badly handling this case. There was a much better approach, which they chose to ignore. Heads should roll. Parents should be outraged. I am. #vanpoliconnectcre.ca/stories/beedie…

22-storey rental highrise planned for Vine and Third Avenue in Kitsilano, within the Broadway plan.
B.C. Assessment valued the entire site, with an older lowrise townhouse complex, at $12.8 million.
But last year Marcon Developments actually paid $31 million for it.
Metro Vancouver city councils have approved a whopping 132k housing units.
But developers haven't started to build them.
Much money can be made by monetizing such "entitlements" through a resale or flip.

🙏 Gratitude to those speaking up on the January draft ODP changes removing protections for school land, including Françoise Raunet, VP of VEAES. VSB staff requests to change the ODP were not discussed with stakeholders at the VSB. This comes as VSB Chair Jung passed a motion for a review of the parental framework due to “avoidable friction at the local level.” more articles at melaniecheng.ca
Fact: The @VSB39 closed a school and removed 557 education spaces from a transit zone where the province has legislated density.
