Why no food waste collection in Hollesley today @EastSuffolk? Second week and you've failed in your service delivery. Not good!

View from ground level, looking down on to St James' Cemetery, Liverpool. You can see how it was a former stone quarry until 1825. The cemetery opened up in 1829 and closed in 1936.

Are you thinking of becoming a first-time landlord? The Buy-to-Let market is looking more attractive than it did just a few months ago. Mortgage rates have eased from recent highs, tenant demand remains strong across many parts of the UK, and more mortgage options are becoming available. Before you start viewing properties, there are a few things every first-time landlord should know: ✔ Most lenders require at least a 25% deposit, with some asking for more depending on the property type and your experience. ✔ Rental affordability checks mean the expected rent will typically need to cover 125%-145% of the monthly mortgage payment. ✔ Average two-year fixed mortgage rates are currently around 5.1%, making it more important than ever to compare the total cost of a deal rather than focusing solely on the headline rate. Here's where many first-time landlords get caught out: lender criteria varies hugely. Some lenders won't consider first-time landlords. Others have restrictions around property type, minimum property value, flat size, employment status, or income requirements. The right mortgage may already be available to you, but finding it can take days of research. Property Master searches around 100 Buy-to-Let lenders in minutes, helping landlords like you find the best Buy-to-Let (BTL) mortgage deals and explore more options tailored to your needs and circumstances. We’ll show you how much you should be able to borrow, your monthly repayment schedule and all associated costs. Try our unique BTL mortgage sourcing tool now: property-master.com/getting-… Or book a 15-minute FREE consultation with our friendly experts: property-master.com/help-for… There’s no obligation and no fees until you're ready to commit to a mortgage. The superb Henry Pooley Gates on Paradise Street, returned to Liverpool in 2011 after 60 years away. Originally guarding the old Sailors' Home, they are an absolute triumph of 1850s ironwork. Intersecting dolphins, ships' wheels, mermaids with two tails, and right at the top - one of the early architectural depictions of the famous Liver Bird.

Whoever in @ToyotaUK selected #Kinto as your leasing partner has made one of the worst commercial decisions I've encountered in a long while. They are so far removed from Toyota's reputation for quality and excellence, it is unfathomable how the deal was agreed.

Update - as some comments indicated would happen, @g__j stirred his team into action and Beth, Ollie and Lorenzo converted a dire situation into a positive one. A charming and chatty young man called Jordan fitted my charger yesterday while I was away. Thank you to everybody!
Getting an EV charger? Don't use @OctopusEnergy. Take your money and nothing happens and they fail to communicate, even the CEO @g__j 5-star reputation - not in my eyes Abysmal service

Always nice to get value for your exorbitant fares @LNER and be blocked access to your first class lounge at #Leeds. Despite it being less than a quarter occupied, you impose a time limit of an hour on a Friday afternoon. When did this "service enhancement" get introduced?

We have a picture over our fire of the three Queens when they visited. Will they do a pirouette like last time? What did they have time wise? 30 minutes on high tide.
Liverpool is set for a magnificent maritime moment 🚢 In May 2028, Cunard’s fleet of ships will sail together along the Mersey for the very first time - right where it all began in 1840. A historic homecoming you won't want to miss 👇 liverpoolecho.co.uk/whats-on…
