If buying a condo, check 90s to early 2000s builds, they're larger and better quality.
Newer ones are smaller, aimed at Chinese buyers who avoid the resale market due to bad spirits.
The Thais will need to offer better incentives to attract capital.
A buyers market.
Bangkok has 6 years (!) of condo inventory relative to the typical sales rate.
New launch prices are coming down. The majority of new condo launches are now priced below ฿80,000/sqm. Some sanity, finally.
Developers are aware of the two upcoming upzoning reforms. They’re cutting prices to clear inventory in preparation and because they’re financially desperate.
Prices are trending down and IMO we’re close to the bottom, but it’ll be a long while before they return to ~2022 levels.
