Given how insanely expensive housing has become, I asked my team today to run an analysis on the affordability impacts of taxes and government charges related to housing in the local Toronto high rise context….A THREAD:

This news paired with the recent HST exemption on new homes is big for reducing the cost of housing. Thank you to all those that pushed for this including @MikePMoffatt , @MoreNeighbours , and @MYoungTO 's Coalition Against New-home Taxes. Much more to do but this is excellent!
NEW: The Federal and Ontario governments will spend $8.8 billion / 10 years to reduce municipal development charges by 50% #onpoli

Bad take. This perspective is everything wrong with Canada right now. “Weak men make hard times”
Carney’s four-day return-to-office mandate is complete nonsense. There aren’t enough desks. It will make services and traffic worse. And govt’s own numbers show remote work could save $6B. This is a pointless waste of money. Taxpayers and public workers deserve respect not nonsense. cbc.ca/news/politics/federal…

The punchline here is “buy gambling platforms” but far more interesting is the preamble, which powerfully captures the quiet desperation of young people today. It’s not entitlement; it’s rational frustration when patience and hard work no longer lead to progress, driving many toward high-variance escapes just to feel some agency. I think the real solution lies in fixing the root cause: building far more housing cheaper, to make that first major hurdle of stability a lot easier to achieve.

Can’t agree with his philosophy on humanity, but evidently when it comes to housing he is bang on, with the most obvious statement of all time. @Canada @MarkJCarney please take note.

Peter Thiel: "If you add more people to the mix and you're not allowed to build more houses because of zoning laws, then prices go up a lot, and it's this incredible wealth transfer from the young and the lower middle class to the upper middle class and the landlords."

Boomers have most of their net worth tied to the value of their home. Young people struggle to afford those homes, and behind them we have fertility rates plummeting so there will be even fewer of the next generation to buy the homes….This is a big problem needing solving

Toronto is halting increasing development charges which is nice, but let’s be honest, a pat on the back for not making a bad situation worse is ridiculous. It’s time to cut DC’s in order to make new housing more affordable. It’s the right thing to do. Cc: @Republic_Dev #CANT

We are under 2 weeks away from the next federal election in Canada and Canadians are going to be faced with a choice. Since my expertise is housing, I wanted to put together an impact summary of how each candidates housing policies may impact affordability. Follow Along 🧵

As you can see, the CPC plan results in a home priced at $784k compared to nearly $895k today or a 12.4% decrease in home price. The LPC platform can get the home down to $836k or a 6.6% decrease.

In summary, both plans are an improvement but it's clear @CPC_HQ gets the severity of this issue and is stepping up in a more meaningful way. Coupled with support from the Provinces and Municipalities, this is the shot in the arm we need to get housing built again.
