Must we curse this moment while standing inside eternity disguised as today?

Perennial. No rule requires we wait so long to bloom...

Perennial No rule requires we wait so long. We need not be so quick to anger. So slow to release. And when we return to our shape No days remain. We too emerge. Perennial buds bloom today.

Fear captures attention. Agency drives action. Hope sustains coalitions. This cuts both ways. Fear, agency, and hope ain't ideological. They’re human. The difference isn’t who uses them. It’s who uses them coherently. Who’s winning in the arena that matters most to you?

The cliff effect spares no one. Why not try a modest annual special assessment (3%) of adjusted gross income/verified household income -any earnings above the qualified AMI% at point of lease up is assessed a 3% (could be graduated as well) charge. 30k over = $900 as an example.
In Telluride, new regulations designed to help renters are instead driving many out of town buff.ly/T0BDWtl

Graduated schedule: 0–10% above AMI cap: no charge or token charge 10–20% above: 2% 20–35% above: 3–4% This would be fair and far less punitive for folks and morally beneficial. @jasonblevins @jaredpolis @TamraPogue @HilaryCoop57638

Owning a home is still within reach for many Colorado households, but the market isn’t keeping up. Condo construction, in particular, hasn’t recovered in nearly two decades. If building had kept pace with early-2000s trends, the Front Range could have added tens of thousands more units. Instead, production has fallen to historic lows. Art may distort reality. It must not distort truth. If it does, it is not art. It is propaganda.

People are not problems to solve. They are stories mid-sentence carrying weight we do not see, holding light they have yet to trust. Given the right conditions, they do not require fixing to emerge. Please go ahead. The world is waiting. Finish your sentence.

Homeowners are rational actors. They perceive the losses to far outweigh the gains of upzoning. When those who stand to gain fail to vote, the outcome is not hard to predict. Democracy offers an invitation to engage - those who do dictate the outcomes. denverite.com/2026/04/07/lak…

Just spoke with @Rossputin about the brutal condo market in Colorado. While other cities & states have seen Condos return to the market, Colorado has not. Check out the reasons why in my @CSInstituteCO report: commonsenseinstituteus.org/c… @GovofCO
