Absolutely spot on! Current system is pathological. Case in point: Sydney, a small-time developer walks away with $100m by flipping land to a larger corporation. Just 18 “affordable” dormitories & 58 luxury apartments added to supply. The Council got $5m for rezoning. 🤮

We should make life easier (and more efficient) and focus taxes on the thing that doesn't move and nobody makes: land.
Australia is now a country where if it moves you tax it, if it still moves you regulate it, and if stops moving you subsidise it The answer to the problems created by government is not more government

A reminder: If rental stock is decreased by an investor selling, they must be selling to a new owner-occupier. That new owner-occupier is either a current renter or would be. So... rental stock declines at the same rate as rental demand. Supply doesn't 'disappear'!
