Earlier I started to create & sing a silly song about windows to my daughter to wake her up. The idea that you stare past a window instead of only at it as a way to enjoy beauty and see clearly is a much deeper thought than I expected to have after unsuccessfully waking her up.

27 days till a New Year! Plan ahead…. How much do you want to make? What do you need to do to get there? How many showings to get a deal? How many cold calls/canvasses to get a showing?

I’ve completed a number of leases in Hunters Point. I’ve repped landlords, tenants and at times both on office spaces ranging from 300 SF to over 2,500 SF with private outdoor space included in the lease. My years of focus on Hunters Point in addition to my daily exposure to the area as a resident here too has helped me understand the market well in addition to knowing about spaces before they come to market. If you’re looking to lease office space in the area; feel free to give me a ring - 646.866.4118

One of the reasons I’ve been a loyal fan of @GrahamStephan ‘s The Iced Coffee Hour podcast is the consistency. Every Sunday at 12 EST they post a new video, almost without fail. Who do you follow like this ?

Showings on my residential listings have gone up 3-4x in the last 2 weeks than it has been in the past 90 days. On one listing, we were priced originally at $1,530,000 and once we put it at $1,499,000 ( just under the $1.5M search criteria) the calls and inquiries started rolling in. Don’t be surprised how much simple things like “Buyers searching up to xxx” can affect your search when you’re slightly over that number.

Navigating "real estate speak" isn't easy. Here's a helpful guide I put together: "Trophy Asset" = Overpriced "Generational Asset" = Way Overpriced "Unpriced" = We have no idea what it's worth "Improved Pricing" = It's less of a ripoff now "Off-Market" = Everyone's passed on it already "Seller Will Carry" = No bank is touching this "Bring All Offers" = My seller's nuts, so lowball me "Perfect for 1031" = Perfect if you want to overpay "Distressed" = Not distressed "For Sale By Owner" = For sale by ego "Below Replacement Cost" = Meaningless filler words "Leasehold Interest" = You're not buying real estate "Brand New Construction" = Rents are inflated "Not a Cap Rate Deal" = Not a good deal "Grocery-Anchored" = Grocer owns you "Covered Land Play" = Overpriced dirt h/t to @ChrisJBakke for the format 🙌

Just because something is hard to obtain does not mean it is valuable.
