Premium everything. Not mad at it, just can't complain about it when there are less expensive options in every category. If you're a healthy person, just avoiding the major stuff and cooking all your food no requirement to eat organic. Especially if you're financially strapped.

Just got an email from LoopNet Christmas came early! My rate is going up by $152.83/month (~17% increase) But wait, there's more... Not a single new feature is being introduced to justify the increase Their pitch: We "influenced" $380 billion in transactions in 2024! Interesting stat considering we're in 2026 I'll be honest, I laughed I guess wasting brokers time with bots, scammers, and people who think they can buy a property with no money down is technically considered "influencing" If you've ever gotten a LoopNet inquiry, you know exactly what I'm talking about And while LoopNet has been busy writing price increase emails, their competitors have been building better products Better data, better interfaces, actual buyers. It's not close Raising prices when your competitors are lapping you is an interesting growth strategy

Finding that longer cardio sessions (45min ) at moderate intensity are helpful when you're in phases of low quality sleep vs any other type cardio/activity. I still think short intense is great, too. But way too taxing on the body if your sleep isn't dialed in. Think -Speed walking -Stairmaster -Swimming laps Slowly increasing baseline intensity then keeping it there for a duration and coming back down.

I started saying this in January. Home Depot has been coming with it price wise in all areas. Or maybe things are getting more expansive at the other shops. Regardless this year I've done a couple pools, a few fences, and quite a bit of concrete. All thru HD.
Roofers - get this... I priced out a roofing material job at Home Depot - GAF, HDR reflective shingle. I have NEVER done this before at Depot... I always buy from the roofing supply houses Home Depot $6,811.18 QXO $7,387.87 $500 difference, same exact order Now Home Depot doesnt roof load so it will be interesting who use they to 3rd party deliver, fulfill the order. It might even be QXO I was shocked Home Depot was cheaper

Everyone in Dallas feels this way. This part of downtown is oddly dead, too. Has the most eerie energy. Victory Park always been great.
The Dallas City Hall may be torn down and replaced with a sports arena and entertainment district. Good. I used to work in this building. The brutalist architecture and horrific, anti-human urban design surrounding it sucks the life out of a huge swath of downtown. I don't care what famous architect designed it. It's a bad building set within a bad plaza. Tear it down for something that actually contributes to the City.
