Life of a tenant rep.. Closed a nice class A Miami office deal in Jan Commission was classic 50/50 (execution / occupancy) - I’ve been patiently waiting on the first half. Classic LL dragging their feet.. On top of this, my client is still waiting on permit approval to get started on the buildout - that 2nd half might be a 2027 collection now.. I’m thinking “this is why so many brokers avoid leasing/tenant rep” - we are always chasing checks!! To my surprise, i receive an email yesterday from my brokerage saying they received a check for the amount of the full commish! I’m now a happy camper and want to bring a lot more tenants to this LL!!

I often hire former student athletes, and I'm not going to apologize for it. #ReTwit I'm writing this at 2:43 in the morning after moving every deal in my pipeline along further. 2 leases signed today. I'm grinding Before anyone gets defensive, this isn't about athletic ability. I don't care if you played D1 lacrosse or rode the bench on a JV team that went 2-and-12. What I care about is what the four years did to you. Student athletes already know how to lose. They've been benched, cut, embarrassed, and rebuilt. They've shown up to a 6 AM lift the morning after a heartbreaker. They've taken accountability in front of a coach and 30 teammates without flinching. None of that is on a resume but all of it shows up on day one in commercial real estate. Commission-only sales is just another sport. The deal pipeline is a season. The cold call block is the conditioning run nobody wants to do. The lost pitch is the loss you have to forget by Monday morning. The people who already understand this rhythm don't need to be taught it, and the ones who don't usually wash out in 18 months wondering why "manifesting" wasn't enough. Look at our team. Angelo Beacon-Paglia, Brandon Gallagher, Corey Palladino, Ryan Faber, Blake Peterson all played NCAA sports, but all of us have a background playing at least one sport. @KWCNational I get pushback on this all the time. "What about non-athletes who work hard?" Sure, they exist. I've worked with plenty. But the hit rate on student athletes who can survive year one of commission-only is something I've watched play out enough times that I'm not going to pretend it's a coincidence. If you played something competitively, gave it everything you had, and you're now staring at a corporate job wondering why you feel half-asleep, send me a DM. I'd rather train a former athlete with zero CRE experience than babysit a five-year veteran who's never had to dig themselves out of a hole. I've read almost every CRE biography I can find. Studied the people, their lives, and the war stories. Had a professional coach. Epic. Have listened to 10 sales seminars, conferences, etc. TONS of training and soaking up knowledge... But I'll tell you what changed everything: Sitting next to a true salesman and listening to him work the phone.. Not a role play. A live deal. Real stakes. Some silence. Salesmanship. You just can't manufacture that in another setting. THIS is training. 80% of what you become in CRE will likely be from a mentor. The other 20% will be your own style, added over time. Nobody puts that in a book, and no one can teach it.

Knowing when to say NO is a tier 1 skill in CRE brokerage It’s difficult to tell leads (or referring agents) that you can’t help them - even when you can And when you’re in years 1-2, you just want to run with anything you get your hands on But drowning in busy work from unqualified or small opportunities won’t lead to survival It’ll lead to burnout and exiting the industry Define your ICP and don’t fall into temptation!

50 year old white collar employees are the most cooked when it come to AI disruption I’d argue the 23 year old broccoli headed kid fresh out of college is more valuable with AI at their fingertips They are cheaper, easier to teach, and will naturally adapt to the rapidly changing landscape Already heard of a few friends parents (sales / marketing) getting the axe 🪓 for younger talent
