One of the biggest opportunities in Texas housing right now is hidden in the code. State and local governments have introduced a wave of reforms over the last few years, but many developers are still unfamiliar with what those changes make possible. New lot configurations, higher densities, and housing types that were difficult or impossible to build are becoming increasingly viable. At Cedar, a big part of our work is translating regulatory change into development opportunities. We’ve put together a guide to some of the housing types that recent reforms are making possible and where we think the biggest opportunities are emerging.

What does it take to build missing middle housing in today's market? We're conducting a national survey of urban infill and multifamily developers to learn what's working and what's not. We'll share our results with policy makers, developers and housing advocates.

Infill homebuilders are the unsung heroes of our cities. They deliver most new housing, on the hardest sites, with the most regulatory friction. And somehow there's not good data on the challenges / opportunities they're seeing in today's environment. So we created the first nationwide infill development survey (that we know of). Where projects get stuck, how capital markets are shifting, where deals still pencil.

This was impossible 3 years ago. Then Austin passed the HOME initiative and now you can build 3 homes on any single-family zoned lot in Austin. This is how you enable family-oriented housing in America.
Sneak peek at one of our upcoming projects in Austin, made possible by Austin's HOME initiative. 3 homes where there was once 1, each sized for younger families and folks who normally couldn't afford to live in Brentwood. And maybe most importantly... beautifully designed courtyards that bend around a few trees that have been there for over a hundred years.

"Small-multifamily" is the future of urban infill housing development. These projects are faster to permit, more cost effective to build, and perfectly aligned with the next generation of housing demand. On June 25th, we'll cover the key unlocks that make them work on tight, complex urban infill sites. We hope you’ll join us! luma.com/vyt6s9mu
