Note the cantilever on the alley side of the rear row of homes, adds massing to the built form (already built to maximums) beyond what the 60% lot coverage bylaw intended. DPs are more often using this loophole to build beyond maximums. Ammendment item? @kim_tyers @JeromyYYC

Our community is just finishing a LAP process & despite inundating the project team with constructive innovative suggestions at every opportunity, @yycplan accepted *NONE* of them. Our local area plan is a carbon copy of those that came before despite 2 years of "consultation"!

The LAP process and plans will be another huge loss to the building great communities. There is no way you will ever achieve unique and differentiated community character by planning 10-15 of them together. It will be blanket sameness. ARPs will always make more sense.

Calgary Council is about to debate and vote on the Water Efficiency Plan.
The plan proposes permanent mandatory watering schedules, new fines, tiered water rates, and authority for the City to disconnect your water for non-compliance.
I voted against this in Committee and I want to hear from Calgarians before the Council vote.
