Joist hangers need to be the correct size and have the joist completely aligned and mounted properly. This deck had hazards that need to be corrected before use.

May is Home Improvement Month. Before starting new projects, many homeowners schedule a home inspection to better understand the current condition of their house. Knowing the importance of an issue can help you plan improvements with confidence.

Rain has affected several inspections this week. Cannot check for leaking pool equipment with standing water under the pumps and filters.

It is also surprising how many new builds lack AFCI or ARC breaker protection and that electricians don't know to put it in!
An AFCI breaker at today’s home inspection , not tripping when the test button is pressed. AFCI breakers are designed to prevent fires.

Lots of ice in Central Texas so hope everyone has prepared the P's. Plants, pipes, pets and people. And Whataburger for the win!

Keep an eye on shingles this winter, especially on an older roof. Extreme cold makes shingles brittle, increasing the risk of cracks/breakage. Warm cycles then allow moisture to seep in & cause damage. Flashing can contract, creating gaps, while seals can lose flexibility.
