Hilton just launched brand number 27. It's called Select by Hilton. Yotel is the first brand under it. Hilton didn't buy Yotel. Didn't build anything. Just plugged an existing 23-hotel independent brand into its loyalty and distribution system. Yotel keeps its name. Hilton collects the fees and the Honors members. They did the same with SLH and AutoCamp. Those two partnerships helped Hilton add 33 million new Honors members in 2025, more than any year in the company's history. This isn't a brand strategy. It's a member acquisition strategy dressed up as portfolio expansion. 96 brands across the big 4 just became 97. The playbook is accelerating, absorbing independents into loyalty ecosystems instead of building new flags from scratch. For independent hotel owners, the shrinking middle is getting smaller.

A firm that flipped $500MM in Manhattan hotels just acquired an outdoor hotel in Moab. Dubbed “hotel vultures” by The Real Deal: Magna Hospitality Group sold its Manhattan portfolio last October after scooping up hundreds of rooms at pandemic discounts. Now they’ve acquired Slackline Moab, a 138-room property minutes from Arches National Park. The property’s history tells the story. It started as a Super 8. AutoCamp converted it into Field Station Moab in 2023, backed by $100MM in PE capital. By late 2025, it carried a Hilton flag under new ownership. That’s roughly 2.5 years from PE-backed conversion to new hands. Here’s what caught my attention: I don't think Autocamp is in the business to flip hotels. And a firm that built its portfolio by buying distressed urban hotels is now deploying capital into outdoor hospitality. That’s not a one-off. That’s a market signal. If opportunistic hotel capital is landing in Moab, where else is it looking? Are you seeing hotel investors sniff around listings in your market?
