متى كانت بداية ال FM ، ادارة المرافق ؟ إذا تقصد متى بدأت إدارة المرافق (Facilities Management) ووش علاقة روس بيروت بها؟ فهنا فيه نقطة مهمة: أما البداية الفعلية لإدارة المرافق كمفهوم مهني فغالبًا تُؤرخ إلى: ستينيات القرن الماضي (1960s): ظهور الحاجة لإدارة المباني والخدمات بشكل أكثر احترافية داخل الشركات الكبرى والجامعات. روس بيروت يعتبر من احد مؤسس إدارة المرافق، لكنه يُذكر أحيانًا بشكل غير مباشر لأن شركته كانت من أوائل الجهات التي طبقت مفاهيم إدارة الخدمات المؤسسية والتشغيل الداعم للأعمال على نطاق واسع. روس بيروت (Ross Perot) — فهو Ross Perot، رجل أعمال وسياسي أمريكي مشهور. أسّس شركة Electronic Data Systems (EDS) وكانت من أوائل الشركات الكبرى في خدمات تقنية المعلومات. أسّس لاحقًا Perot Systems، والتي استحوذت عليها Dell Technologies لاحقًا. ترشّح لرئاسة الولايات المتحدة كمستقل “روس بيروت وعلاقته بإدارة المرافق” فالمقصود غالبًا لأن بعض الأدبيات المبكرة في Facility Management ارتبطت ببيئات الشركات الأمريكية الكبيرة التي ظهرت في نفس الحقبة، لكن روس بيروت نفسه. سبعينيات القرن الماضي (1970s): بدأ استخدام مصطلح Facilities Management بشكل أوضح داخل الشركات الأمريكية. و من يُعتبر المؤسس أو الأب الفكري للتخصص، فليس هناك شخص واحد متفق عليه عالميًا بشكل رسمي، لأن إدارة المرافق (Facilities Management - FM) تطورت من عدة مجالات مثل الهندسة، التشغيل والصيانة، إدارة الأصول، وإدارة العقارات. لكن من أبرز الأسماء التي تُذكر كثيرًا: David Armstrong يُعتبر من أوائل من صاغ مفهوم إدارة المرافق الحديثة في السبعينيات، وارتبط اسمه بتطوير الفكرة وربط المبنى باحتياجات الأعمال والناس وليس فقط التشغيل. عام 1978 تقريبًا: ظهرت أولى التجمعات المهنية المنظمة للتخصص. عام 1980: تأسست International Facility Management Association وتعتبر نقطة التحول الكبرى التي جعلت إدارة المرافق تخصصًا عالميًا معترفًا به. في تلك الفترة كان تعريف إدارة المرافق يركز على: People Place Process Technology (الأشخاص المكان العمليات التقنية) ثم تطورت لاحقًا إلى: إدارة الأصول (Asset Management) تجربة المستخدم (Experience) الاستدامة المباني الذكية إدارة الأداء والعقود الجاهزية التشغيلية (Operational Readiness) أما إذا أخذنا الموضوع من منظور حديث، فإدارة المرافق اليوم أصبحت تُبنى على: إدارة دورة حياة الأصل (Asset Lifecycle) تجربة المستخدم والزائر الاستدامة وESG الأتمتة والمباني الذكية الأداء والعقود المبنية على المخرجات (Performance-Based FM) التكامل مع إدارة الأصول وعمليات التشغيل (Operations-Led Design) وبحكم خبرتك الطويلة في القطاع، فأنت تعرف أن الـ FM اليوم لم يعد “تشغيل وصيانة” فقط، بل أصبح Business Enabler Experience Asset Value Protection FacilitiesManagement #FacilityManagement #FM #IntegratedFacilitiesManagement #IFM #HardFM #SoftFM #OperationsAndMaintenance #OperationsExcellence #AssetManagement #AssetLifecycleManagement #OperationalReadiness #SmartFM #SmartBuildings #DigitalTransformation #CAFM #CMMS #BuildingOperations #MaintenanceManagement #PredictiveMaintenance #ReliabilityEngineering #Sustainability #ESG #EnergyManagement #WorkplaceExperience #BuiltEnvironment #UrbanOperations #PerformanceBasedFM #TotalCostOfOwnership #LifecycleCost #IFMA (International Facility Management Association) #IWFM (Institute of Workplace and Facilities Management) #RICS (Royal Institution of Chartered Surveyors) #BIFM #FMP #CFM #MegaProjects #GigaProjects #SmartCities
