People are going to let you down, lie to you, cancel the last minute, try to steal your deals, etc.🤬
Once you own rentals, there’s great tenants & bad tenants. You’re going to get calls at all hours from tenants, police & fire dept. You’re going to have properties damaged by tenants. Some will never pay you. Some will try to fight you. You’re going to have to evict people. 🤯

Whenever you sign a contract to purchase a property, you’re legally agreeing to PURCHASE the property…not try to sell the property. You ARE the buyer. 📝
Understand “Wholesaling” is not investing and is an EXIT strategy only. Not an acquisitions method. Learn to do it the right, ethical way. Inspection periods are for inspecting the property and doing due diligence, not trying to find someone else to buy the property or walking away. 😇
Learn what a DEAL actually is and that we make our money on the BUY & only by buying GOOD deals, not just doing deals. We want to own profitable, cash-flowing, assets and want to flip profitable flips. 📈💵🏠

Get properly FUNDED to do your own deals. Doesn’t have to be your own money. 🏦
Don’t have ANALYSIS PARALYSIS! Once you find a GOOD deal that meets the NUMBERS and fits your CRITERIA, buy it! 🎬
Collaborate with more experienced people by doing JV’s or Partnerships on deals to learn more.🤝
Be HONEST! Follow the laws! Treat it like a BUSINESS not a Job and you’ll be Successful!
