بطاقة مفاهيم مالية – استخداماتها وفوائدها بطاقة رقم 27: الدرس الثالث: التحليل المالي التطبيقي – المستوى المتوسط (Applied Financial Analysis – Intermediate Level) التقييم المتقدم (Valuation) – نموذج التدفقات المخصومة DCF ونموذج توزيعات الأرباح DDM: 🔹 تعريف التقييم المتقدم هو تقدير القيمة العادلة للشركة باستخدام أدوات رياضية تربط بين القيمة الحالية و التدفقات المستقبلية. 🔹 نموذج التدفقات المخصومة (Discounted Cash Flow – DCF) يعتمد على التدفقات النقدية الحرة (FCF). نقوم بتوقع FCF لعدة سنوات قادمة ثم نخصمها بمعدل الخصم (WACC). الناتج = القيمة الحالية للشركة. مثال مبسط: توقع FCF = 10,000 دينار سنويًا لـ 5 سنوات إذا WACC = 8% القيمة الحالية = مجموع هذه التدفقات المخصومة ≈ 40,000 دينار. 🔹 نموذج توزيعات الأرباح (Dividend Discount Model – DDM) مناسب للشركات التي توزع أرباح منتظمة. المعادلة: القيمة العادلة = التوزيعات ÷ (معدل العائد المطلوب – معدل النمو) مثال مبسط: توزيع سنوي = 20 فلس معدل نمو التوزيعات = 3% معدل العائد المطلوب = 10% القيمة = 20 ÷ (0.10 – 0.03) = 285 فلس تقريبًا. تذكر: 📝 ال DCF يكشف القيمة من التدفقات النقدية. 📝 ال DDM يكشف القيمة من التوزيعات. 📝 المستثمر الذكي يستخدم النموذج المناسب لطبيعة الشركة (نمو × توزيعات). #بطاقة_مالية #Valuation #DCF #DDM #التحليل_المالي #Finance #Investing #StockValuation #FinancialModels
