I think most real estate software WAS garbage. There are thousands of new proptech/AI for CRE companies (majority I would imagine you haven’t heard of or tested). Companies like capitalize, hellodata, Broome, gathergov, apers, siftt, prophetic, juniper square, agora, venn, leni, Henry AI, Wayline are just the ones off the top of my head that are not garbage… countless more. The rate of advancement with AI has completely changed the proptech landscape. It’s the perfect industry for adoption, and there are thousands of tools currently getting built to solve different verticals in the space. I always say the software eventually catches up to you, and I think that’s especially true today with AI in real estate. I will say there is massive arbitrage between using specific tools and actually implementing this stuff. However that requires either 1) technical expertise or 2) capital to pay for that technical expertise. Id personally be really hesitant and thoughtful about allocating tons of capital and resources to building solutions in house because there will most certainly be a tool that solves whatever it is you’re trying to solve for. Real estate is not that complicated especially value add apartments. You made a comparison about an apartment building in Dallas to a high rise in New York which is apples to oranges. But your apartment building in Dallas is only slightly different than my apartment building in Vegas. And there is a MASSIVE opportunity which I assure you hundreds of companies are currently trying to solve with software (and my guess is they will very soon with how quickly AI is advancing)

"IT HALLUCINATED THIS IS LITERAL GARBAGE I'M OUT" I heard this a ton of CRE folks commenting on my post below about AI generated floor plans... Fair concern. Accuracy matters. But here's what these same individuals do every single week without questioning it: 1) Manually enter 200 unit rent rolls into their excel model because sellers send PDFs instead of excel files 2) Pay $10K for third party market reports that are essentially CoStar screenshots compiled into a PDF. 3) Spend 4 hours reading through 150 page lease documents to extract 12 key terms that AI could pull in 2 minutes. 4) Copy/paste from 10 different sources to write market overviews that take 3 hours and nobody reads. 5) Pulls and formats comparable sales for 3 hours that AI could compile and organize in 90 seconds (shoutout HelloData) 6) Format a slide in PowerPoint or Canva for an hour when Gamma can do it in 20 seconds 7) Wait 2 weeks for a feasibility study instead of using Manus AI We've normalized massive inefficiency in our daily workflows while holding AI to a perfection standard we don't apply to anything else in our business. I'm not saying AI is perfect. It's not. But neither is the Excel model with circular references. Or the construction estimate that is 15% lower than reality. Or the deal you projected a 20% IRR but actually was a 5% IRR. Or the broker's opinion of value that's 20% higher than what the market will actually pay. Or the new roof you paid $40K for but still leaks when it rains.  Or the architectural drawings that require six rounds of revisions. Here is the real question: Are you rejecting AI because it's not perfect, or because adopting it means admitting how broken your current process actually is? Or are you just very close minded? Or are you just too busy and don't want to make the time investment to learn AI?

I just tried Google’s new Gemini Nano Banana Pro (Gemini 3) for creating floor plans. Asked for a 750 SF 1 bed with foyer, open living, full bath, in unit W/D. First try was EPIC Then: “Add a balcony off living.” It grew the footprint, dropped in a 60 SF balcony sliders, kept everything logical. Then: “Give me 2D plan 3D render.” It spit out both. Matched near 100%. If you touch multifamily, build, or invest… go play with Gemini Nano Banana Pro immediately. It’s actually insane.

check out hellodata.ai RESI will be the decentralized version (hellodata was acquired) the appraisal above is a 3rd party appraisal for a GP in-kind contribution to a fund. this would fit perfectly (no bank sign off or participation required).

Hellodata is a really terrific subscription One of the few “proptech SAAS” that really makes sense. It basically scrapes all publicly available apartment prices so you can see how long something was listed, concessions … and what the last price was before it was taken off-line

We use hellodata, $300/mo and covers our 4.5k units and any other deal we want to look at Doesn’t integrate like MK wants, but gets us ~90% of what we need They have a pricing algorithm I believe, but I haven’t used it A service would have to do quite a bit for us to pay $1/unit/mo

I wouldn't be surprised if hellodata moves into pricing recommendations eventually. They are plugged into most of the largest owners/buyers and only 2 years old

Scraping public rents is totally legal and companies still do that (e.g., HelloData) But it's imperfect, as only a % of units are typically displayed publicly and you don't know actual leased rents nor velocity. That's private, and sharing that info was the problem

Does AI work? I don’t know the answer yet, but it’s definitely a question that real estate teams are eager to find out about. As Reffie has partnered with more and more buildings on lease-ups, I’ve met a lot of great folks in acquisitions. We frequently trade notes on our experiences with AI and how it has helped (or, not helped) our day-to-days. Here’s a list of new AI tools Acquisition teams have told me about. I haven’t used them myself as I mostly work in leasing. But would love to hear your experiences. Deal Sourcing. ● CityBldr, PermitPortal, and Postalytics for finding development sites. Zoning or other Analysis. ● Gridics & Zoneomics to produce zoning reports or automate getting addresses, etc. Underwriting. ● Archer & HelloData to automatically create pro-formas and generate rent comps Cost Analysis. ● Ediphi & GoSource to estimate construction costs and generate a usable list of SKUs materials estimations.

Open-Source DDSEs: Open-source tools, including DataForge, Dashtool, BoilingData, HelloDATA, SDF, SQLMesh, GH Actions, Datacoves, Datadex, and BigFunctions, are building DDS in the open. Each brings unique strengths to data transformation, modeling, and pipeline development.

One of the first SWs released as open source was HelloDATA: github.com/kanton-bern/hello…. Our enterprise data platform integrates with dbt, Airflow, and Superset (and soon Jupyter notebooks) with a single portal. Elon and Jack like it, too :)
