8/ Risks, both sides — no softening: • Supply overhang (the big one): Home First faces persistent PE/promoter block-selling that has weighed on the stock. India Shelter has a milder version — one venture investor still exiting. • Asset quality: Home First Gross Stage 3 at 1.8% vs India Shelter 1.2% — the gap is real. • Profitability gap: India Shelter's RoA runs ~180 bps higher; Home First must defend a thinner spread (5.3% vs 6.6%). • Valuation: as lenders, we read price-to-book against returns. Home First trades at a richer book multiple on a lower RoE (15.7%) than India Shelter (17.0%) — less room for a stumble. • Sector: intensifying competition from banks and new HFCs is compressing spreads industry-wide; rate moves cut both ways. • Neither stock is under ASM/GSM surveillance. If you had to own one affordable HFC for the next 3 years — cheaper-and-faster, or stronger-moat-and-pricier? 👇 #IndiaShelter #HomeFirst

7/ Ownership tells its own story. India Shelter: founders/promoters still hold ~47.5%, with zero shares pledged. Only one early venture investor is trimming its stake. Home First: the original PE/promoter base has fallen from ~57% to ~7%, via repeated large block sales through the year. One PE arm alone still holds ~12%. Neither is wrong — but one has committed owners, the other a steady stream of sellers. #IndiaShelter #HomeFirst

6/ Home First's 41% profit growth looks like the clear winner over India Shelter's 33%. One caveat worth knowing: Home First raised ₹1,250 Cr of fresh equity early in the year. That capital lifted net interest income — and is why its reported RoE (15.7%) actually sits below its pre-raise level (16.8%). So the 41% is real, but it leans partly on a one-time capital injection. Normalise for it and underlying growth tracks closer to the ~25% book. #IndiaShelter #HomeFirst

5/ Where they really diverge: keeping their word. Home First set a ~25% AUM-growth bar and met it through the year, every quarter against original guidance. Under-promise, deliver — then guided ~25% again for next year. India Shelter guided 30–35% at the start, walked it to "~30%" mid-year, and landed at 29% — with full-year disbursements up just 14%. Still strong, but a guidance gap worth noting. (Per management commentary across the year's earnings calls.) #IndiaShelter #HomeFirst

4/ "Faster" isn't the whole story. The two run different engines. India Shelter — higher spread (6.6% vs 5.3%), ~99% in-house sourcing, best-in-class costs (opex 3.9% of AUM). A distribution cost machine in tier-2/3 markets. Home First — proprietary data-science underwriting wired into Account Aggregator, a salaried-customer niche, hub-and-spoke reach covering ~80% of the affordable market. The harder model to copy. One wins on economics. The other on its tech moat. #IndiaShelter #HomeFirst

3/ On pure growth velocity, India Shelter leads the listed affordable-housing pack (AUM, INR, latest full year): • India Shelter 29% • Home First 24.9% • Aavas Financiers 15% It's the fastest-growing listed affordable HFC this cycle — and it funds that growth without diluting shareholders. #IndiaShelter #HomeFirst

2/ The full-year scorecard (all INR, this year vs last): India Shelter • AUM ₹11,044 Cr ( 29%) • PAT ₹503 Cr ( 33%) • RoA 5.9% (Q4) | RoE 17.0% • Gross Stage 3: 1.2% Home First • AUM ₹15,878 Cr ( 24.9%) • PAT ₹540 Cr ( 41.4%) • RoA 4.1% (Q4) | RoE 15.7% • Gross Stage 3: 1.8% Home First is the bigger book. India Shelter is more profitable per rupee, with cleaner asset quality. #IndiaShelter #HomeFirst

1/ Two affordable housing lenders. Same sector, same year. One grows its loan book faster — AUM 29% vs 24.9% (INR) — and earns more on every rupee lent: RoA 5.9% vs 4.1%. 🏦 Yet the market values the slower, lower-return one more richly. Why? 👇 #IndiaShelter #HomeFirst

Costs fell while headcount grew. That doesn't usually happen. At Home First Finance, cost-to-income compressed 330bps to 32.5% in FY26 — while adding 221 employees across the year and expanding to 171 branches (as at March '26). Opex-to-assets: 2.7%. Management guides FY27 opex-to-assets stays 2.6–2.7% (est.). That's the anchor. Watch: whether the south India push (Tamil Nadu Telangana) breaks the opex range in Q1 FY27. #HOMEFIRST
