All that Iran will get, including relief of sanctions is "upon the final agreement" which may never happen, while Iran gives up forever its right to have a nuclear weapon upon signing the Memorandum, i.e. effective immediately.
Also, Hormuz, Iran's only leverage, will open now.
There is no request that Israel must withdraw from Lebanon.
If Iranians think that they can cheat in such deals they are very much wrong.

The “capitulation” is all theater for them to consolidate power domestically first before the rug gets pulled.
Doesn't matter. Iran has engineered a win-win situation for itself, peak antifragility in action.
They either get this insanely favorable deal, or they continue on the passive warfare trajectory and farm gains and leverage for future negotiations. That's why the US deepstate, the one that's independent of Israel, is attempting to cut losses and settle. They know this trade will only lose money each day forward.
Iran's gains were made from its military upset, not Ghalibaf or Araghchi, who are just being the harbingers of materializing those gains at the negotiation table.
Especially since Iran already received some cash upfront, they're even greater net winners if a deal falls through again.

This is a truly dangerous proposition that President Trump has now repeatedly raised. If pursued, it would have disastrous consequences in both Lebanon and Syria, destabilizing both countries even further and fueling Sunni-Shia tensions. Syria’s Al-Sharaa’ has so far been vocal in denying any potential involvement in Lebanon.
The framework for Hezbollah’s disarmament and Lebanon’s stabilization is the ongoing Lebanese-Israeli negotiations track. I hope the US will remain committed to reinforcing that track.
