Ireland is not unique in Europe when it comes to failing its younger adults on housing. It's just one of the more extreme cases. My latest piece for The Currency drawing on cross-country research I contributed to for @eurofound. thecurrency.news/articles/21…

These are 10 of my favourite #UrbanEconomics & #SpatialEconomics articles published in academic journals in 2025, continuing with a tradition started in 2018 (order is alphabetical by first author, no ranking implied):

Interesting correlation between the top five in the safety rankings and top five in the migration rankings! (I'd say "don't tell the anti-migration brigade" but I suspect they're happily immune from facts on this anyway.)

And amazingly (to Irish eyes), not held up because of an Environmental Impact Assessment...
Coolest underground station in the world? Rome has just opened the new Line C station “Colosseo”, under Fori Imperiali and Altare della Patria. It looks like a museum. 🇮🇹

Third legal challenge against 402 apartments in Dublin. The practical impact of repeated legal challenges is to make construction on these sites commercially unviable. Many developers can't service debts on stalled sites indefinitely & sell them off. irishtimes.com/crime-law/cou…

In no way representative, I know, but out of curiosity, would you support a congestion charge if introduced between the canals in Dublin? (Just in principle here - obviously yes, lots of details to be worked out.)
47% Yes (live in Dublin)
22% No (live in Dublin)
21% Yes (not in Dublin)
10% No (not in Dublin)

What can we learn from places that actually build metros (and trams) - Denmark, France, Portugal and Spain, for example - about how to reform the process of building infrastructure (and housing) in Ireland? My long read here... thecurrency.news/articles/20…

As recently as yesterday, a "hot take" doing the rounds was arguing that @collision was crazy and there's nothing wrong with Ireland's ability to do stuff. And when this is (finally) built, those living near the terminus will likely see the biggest upswing in their home value.

There is no version of the present or future where 30,000 homes per year in Ireland is 'a lot' or even 'enough'. Not even if you cut migration to the country to zero and starved basic services of the people they need to stay running.
13 Nov 2025
Ireland is genuinely building a lot of homes right now - 30k per annum However; population growth is so out of control we need to build about 70k which is the same as the Netherlands- a country 4x our size……

For those more graphically minded and/or in need of more data to back that statement up - even with zero migration, the completion rate should be something like 2.5%-3%.

My theory that the 536 volcanic winter made the modern world continues to gather pace... (Without 536, plausibly no Islam and no Vikings/Normans!)

Seems that the 536 Volcanic Winter & Plague of Justinian wrecked the East Balts badly enough that the Slavs were able to migrate north from Middle Dnieper to Lakes Peipus & Ilmen, absorbing the survivors.

Who in NYC would pay more in property tax and who would pay less, if the city switched to 'the fairest of them all'? Something for those in the Big Apple to mull as they head to the polls...
Gotham’s current real estate tax system is widely considered unfair and inefficient. Can the City switch to a Land Value Tax to increase fairness and to stimulate economic growth? Check out my latest #Skynomics Blog post with @ronanlyons buildingtheskyline.org/lvt-n…
