I learnt yesterday that in NSW if you tried to sell a property, and it didn’t work out, you’re not allowed to put it back to rental for at least six months? Is that true? That’s wild and sounds more like a Melbourne thing 😅

my parents lost a lot of money advertising on REA trying to sell investment property in april, and no buyers made any reasonable offer compared to recent sales. i feel better today seeing it drop.

$REA new low today. Does anyone see the loss of its dominance in the market especially with the current regime change in property market or is it just a temp blip of cycles? It does seem more and more buyers gone with off market playbook with buyer agents which saves heaps of upfront costs, more privacy and more in control. All they do is having these buyer agents posting reels walkthrough videos on social medias and then the rest is negotiations.

Kevin Warsh's view is clear: AI will eventually force interest rates lower because it will be highly deflationary. "AI is going to make almost everything cost less. We're at the front end of a productivity boom." The problem is that today's economy is telling a different story. Inflation is at 4.2%, its highest level in three years. Tensions with Iran continue to threaten oil supplies. The labor market remains strong. AI may be deflationary in the long run, but the Fed has to deal with today's inflation first. I don't expect a single rate cut before the end of 2026.
